Part 9 - Just in from the VBA: Revised interpretation of an eave in relation to roof space ventilation. With the recent changes to Condensation Management on May 1st, many have been asking the question: "If the dwelling doesn’t have eaves, or eaves are only provided to the front facade, how do they provide ventilation openings at the eaves as required in Table 10.8.3?" Previously, the VBA advised that in the absence of eaves, a performance solution would be necessary. However, following consultations with industry and the ABCB, their interpretation has been revised. Now, where the building has no eaves, ventilation can be achieved at the fascia, "for example, by fascia vents". Here’s a straightforward process to ensure you get accurate measurements every time: 🔶 Check for right angles - before measuring, use an angle bracket to ensure that each corner of the window opening is at a right angle. If the diagonals of the opening aren’t equal, consider scheduling masonry work to correct this. 🔶 Measure multiple points - use a tape measure to determine the width, height, and depth of the window opening. Measure at three different points—preferably at the edges and in the middle. Record the smallest value for each dimension, as this will be the most accurate representation of the space. 🔶 Re-measure for accuracy - after your initial measurements, go through the process again.
