Spain Government Proposes Eliminating Real Estate Golden Visa A proposal approved by congress to ban on all golden visa (or residence-by-investment) varieties. The proposal must now be reviewed and approved by the country’s Senate. If subsequently approved, it may take two to three months before the law comes into effect, meaning all golden visa pathways in Spain may be discontinued in the first or second quarter of 2025 (though the Senate could limit the scope of this ban, including deciding to discontinue only certain pathways). Earlier in 2024, the Spanish government had proposed ending the real estate route (amid a housing crisis). This proposal subsequently expanded into the current legislation which seeks to end all golden visa pathways in Spain.

Spain will no longer issue residence permit by investment starting next year. The Spanish Congress has approved a law that will completely eliminate the Golden Visa: https://lnkd.in/g2gdXad9 The changes are set to take effect in January 2025, following the publication in the country’s official gazette. The law includes a transitional period. Investors and their family members who submit their applications before the legislation comes into effect will still be eligible to obtain Spanish residence permits. The bill will now be sent to the Senate for consideration. At this stage, amendments may be introduced, or the implementation could be postponed by up to two months. However, senators do not have the power to block the bill entirely. By abolishing Golden Visas, the Spanish government aims to address the housing crisis in the country. Spain’s Congress of Deputies has finally approved the bill that will put an end to Spain's golden visa. The cancellation is being passed under the Law for the Efficiency of Justice, which has been approved in the Plenary Session of Congress and initial reports suggest it will finally be scrapped in January 2025. By abolishing Golden Visas, the Spanish government aims to address the housing crisis in the country. This decision is expected to make property more affordable for the local population, especially in major cities and tourist areas.

This move is aimed at protecting Spanish citizens’ housing rights. Time will tell whether this initiative specifically targets the real estate investment scheme or other investment opportunities for obtaining a visa too.
