Our decision to close the doors on the Brighton Savoy Hotel is not just a sad footnote in Bayside business history; it's a glaring indictment of the Victorian government’s complete and utter economic mismanagement throughout Covid and beyond. For decades, this institution has stood as a hallmark of Brighton’s cultural and economic fabric, a symbol of resilience in a bustling SME sector. But today, businesses like these are being suffocated under a regime that has shown nothing but disdain and contempt for the viability of small-to-medium enterprises. The conditions for SMEs in Victoria are beyond dire. Skyrocketing taxes, bloated bureaucracies, and ill-conceived regulations have stripped these businesses of their capacity to survive, let alone thrive. The Brighton Savoy’s exit isn’t an isolated case—it’s one of so many and a harbinger of more to come as this government continues down this economically destructive path. We should all be asking: Why has the Victorian government turned its back on the backbone of the state's economy? Given SMEs contribute to about two-thirds of Australia's workforce, why are the voices of business owners ignored, while government officials bury themselves in rhetoric detached from reality? This isn’t just about a hotel closing—this is about the future of Victoria's business landscape. SME's across the state are collapsing, taking with them jobs, culture, and the essence of what makes Victoria vibrant. Union Investment has sold the Le Méridien #hotel at Willy-Brandt-Strasse 30 in #Stuttgart at a profit. The buyer is a joint venture of #HWS Immobilien- und Vermögensverwaltung GmbH, the family office of the Schommartz family, and MHP Hotel AG, which operates the hotel. Following the expiry of the lease, MHP and HWS intend to reposition the hotel. The hotel has been part of the portfolio of the institutional property fund UniInstitutional European Real Estate since 2005. The parties have agreed not to disclose the purchase price. "After holding the #property for almost 20 years, we took the opportunity to dispose of it. The hotel investment market is slowly regaining momentum. The first interest rate cuts are having an effect. We definitely want to continue expanding our high-quality hotel portfolio in the future," says Andreas Löcher, Head of Investment Management Operational at Union Investment. "We are particularly focussing on the economy and upper upscale segment. We also want to continue to grow internationally and will build on our first acquisitions in the holiday property segment," adds Robin Ahlers, Investment Manager Hospitality at Union Investment. Le Méridien is located in the immediate vicinity of Stuttgart Palace Gardens. The main railway station and the famous Staatsgalerie are within easy walking distance. The 5-star hotel has 293 rooms, a spacious spa area, two bars, a restaurant and conference rooms. 🏘️The Q3 Hospitality Market Beat is out now. Key takeaways from the last quarter: - Transaction volumes in year-to-date Q3 2024 reached £4.7 billion, an 181% increase on the same period in 2023. - Deals in Q3, totalling c. £732 million, were largely driven by single-asset transactions in London, Edinburgh and the UK regions in contrast to large-scale portfolio deals from H1 2024. - Investor confidence in the UK hotel market remains high, with projections of continued demand growth and deal activity. 🔎 Jack Wallsworth, from Cushman & Wakefield's Hospitality Capital Markets team, said: “Although on face value the total deal volume for this year has been significantly elevated, when we strip out the larger portfolio trades activity has been more nuanced, reflecting the ongoing bid:ask spread and lack of quality single asset stock. With the summer now over and 2025 firmly in sight, the approach of both owners and buyers is certainly shifting. “We’re now experiencing a greater bullishness to get deals done, fuelled by a greater meeting of minds between buyers and sellers on pricing, the ability to price in base rate compression, and the general resilience of hotel performance.
