The consumer driving health care a little more. Now you want the facility to be in a convenient location for the patient. I'm Colin Hart and I'm Blake Bratcher, and together we'll breakdown the strategies and structures behind what it takes to make you successful ambulatory surgery center. If you're serious about healthcare, you won't want to miss this. In Part 1, we'll discuss how location plays into your ambulatory strategy. Blake, When it comes to investing in real estate, the adage is location, location, location. Everybody wants to be at a main and main. Location, but how is that different in the world of ASC real estate? An ASC is not the front door to the group like the practice is. So you don't necessarily have to be at Maine and Maine and generally patients will go where the surgeon send them for surgery. However, with the consumer driving health care a little more now, you want the facility to be in a convenient location for the patient to allow for growth as well in an area that allows for growth but also convenient to the physicians that are practicing at the center we have. In groups explore existing buildings in the market due to the cost of construction and delays and getting started, that's always an option. Some things to be aware of and exploring existing buildings to convert to an ASC as zoning your ceiling heights and parking. Those are a few hurdles that we run into often. So location is important in real estate. But not in the traditional sense when you're talking about ASCs, a lot of the value from ACE real estate is derived from the market where that location where that building sits, but also in the strength of the tenant and the operating entity and the supported by a long term triple net lease. So Blake, if we were looking to prioritize areas of importance in terms of selecting a location for a SC real estate, it sounds like our focus should be near the patient population, close to providers and perhaps close to the hospital. Does that sound? Yeah, that's right. And and close to the hospital, meaning the specialty could drive that whether it's cardiology or maybe the hospital is a partner in the surgery center and there are some requirements there. So that drives where the location would be.
