On expediting the development of the Northern Metropolis, the Government will adopt, on a pilot basis, a large-scale land-disposal approach, under which sizable land parcels with commercial value and earmarked for provision of community facilities will be selected and granted to successful bidders for collective development, as announced at the Policy Address 2024. Three land parcels, each of 10 to 20 hectares, has been identified as pilot sites. Dorothy Chow believe the selection of land parcels that are 10 to 20 hectares each, which is about the size of Taikoo Shing, is a suitable start and will have certain representation. The experience gained from the pilot could potentially help expand the application of large-scale land-disposal approach, and further speed up the entire development of Northern Metropolis. Indeed Brian. Not only does Infrastructure Victoria's report - Our Home Choices - find that the vast majority of households ‘strongly prefer’ detached houses over apartments, it also found that only 1 in 5 existing households would trade house and land to live in an established suburb in a medium-density home - if it was available at a more comparable price. Attempting to force households into smaller housing is proving to be socially unacceptable, politically unworkable and financially unfeasible. Notwithstanding the fact that apartments are the least desired form of family dwelling type (3+ bedrooms), the price of a new, suitably sized apartment is prohibitive to a significant portion of the population. It is increasingly clear that a departure from the crude principles underpinning current planning policy is crucial. The path forward demands a nuanced, evidence-based approach that reconciles the urgent need for affordable housing with practical urban development strategies. Only then can we ensure a future where housing affordability and accessibility are within reach for all Victorians.
Is everyone aware of the Infrastructure Victoria study (2023) which claims to have built on the Grattan Institute study (2011) ? These are different to the Grattan Institute numbers quoted on p137 Issue 93 which states that 52% of people actually want more density in Melbourne - 26.9% want to live in the middle or inner suburbs/ 32% want to live in a townhouse or apartment. Actually according to this research 59.9% want to live in a detached dwelling in the Outer, Growth and Regional areas.
