Friends, The Hidden Costs of Homeownership Are Skyrocketing, according to the Wall Street Journal. But this is no secret to those of us who own homes. The cost of insurance premiums rose 23% since January 2023, Property Taxes, especially here in Austin, are stupid high. The list goes on. As someone who has spent over five years designing tech in the real estate space, I know how important home ownership is to folks. It's not just a house - it's a home. Our homes and neighborhoods help us build culture, foster relationships and nurture family life. But owning a home is more and more difficult. Once you get over the hurdle of actually buying a home, many are hit with the surprise baked-in costs like private mortgage insurance, property taxes, HOA fees and even the expected costs like insurance and energy keeps getting more expensive; not to mention maintaining a home year over year. Great question—and one that often gets overlooked. When preparing to buy a home, it’s important to understand that your down payment isn’t the only cost to consider. To make sure you’re fully ready, here’s a breakdown of what you should plan to save: Closing Costs: On top of your down payment, you’ll need to cover closing costs, which typically range from 2% to 5% of the home’s purchase price. If you’d like an estimate of what that might look like for your estimated budget range, send me a message and I’d be happy to break it down for you. Moving Expenses: Whether you’re hiring movers or renting a truck, moving can be an added cost. Depending on how far you’re moving and the size of your home, this can range from a few hundred to a few thousand dollars. Home Inspection and Repairs: A home inspection is a must and usually costs between $300 to $500. If the inspection reveals any necessary repairs or updates, it’s wise to have a cushion to address those. While sellers might agree to handle some repairs, it’s good to budget for unexpected fixes. Emergency Fund: It’s important to have an emergency fund set aside, especially as a new homeowner. Things like an unexpected appliance breakdown or roof repair can come up, and having 3-6 months’ worth of living expenses saved will help you avoid financial stress. Ongoing Maintenance and Utilities: Finally, don’t forget about monthly expenses such as property taxes, homeowners insurance, and utilities. Depending on the location and size of the home, these can vary, but having extra savings to cover these initial costs will make the transition smoother.
