2024-25 are shaping up to be the year retail resurfaces on investors’ radars. At the INREV Autumn Conference, whispers were growing louder: Retail might be back. It feels familiar, doesn’t it? Post-GFC, office markets followed a similar trajectory: - First, only London. - Then London, Paris, and Germany’s Big Four. - Then prime offices in gateway cities. - Finally, the “gentrification” of office markets—think Shoreditch in London or Kreuzberg in Berlin. Now, retail seems to be walking the same path. Investors are exploring food-anchored assets, retail parks, and, Spain (likely the best-performing Western European economy in 2024, who would have said!). Out-of-town retail is flying in the UK. Attractive income returns with rebased rents and low vacancy… I can see the attraction…! Particularly against multi-let industrial where most of that return is in the capital element!
