Central London office demand hits new high in Q2, driven by prime space take-up Andy Tyler, Head of London Office Leasing at Cushman & Wakefield, comments: “While historically high vacancy rates underscores ongoing challenges in the market, we’ve further observed a stabilisation in supply levels over the past five quarters. With the majority of occupiers focussed on Grade A space there is an increasing awareness that the availability of the best in class space is under increasing pressure. Looking ahead, the constrained development pipeline suggests a tapering of new office space entering the market. Q3 was a relatively optimistic quarter for the Atlanta Office market. Combined Trophy/Class A net absorption was positive, sublease availability declined to a 7-quarter low due to increased backfill activity and large block leasing continued and with the entry of a new-to-market tenant. Total Cost of Occupancy isn't something that was discussed when I was in government but it should have been. The underlying cost structure of your portfolio is, in my mind, the single largest variable to portfolio optimization, fed from peripheral topics like location, hold strategy, return to work, etc. The right building in the right neighborhood with people in it doesn't matter if you can't afford it in the long run.
