These are some common real estate investment mistakes that I wish someone else had taught me as a new hard money lender. 1.) Inadequate Due Diligence - Take your time analyzing the property, collecting documents, assessing ARV, etc. Don't be in a hurry and cut corners. 2.) Overvaluing The Collateral - Dive into the numbers that your borrowers are presenting you, they most likely are inflated. I typically see them over-estimated about 5-7%, sometimes higher. 📈 3.) Overly Optimistic - Your borrowers may be overestimating what their project is worth, the amount of time it’s going to take, and ho much it’s going to cost. Double check their numbers, check their comps, come up with your own, and guard your capital. 4.) Exit Strategies - Make sure your borrower has exit strategies in place just in case their plan does not work out. At the end of the day, you still need paid back. If a borrower has a 500 credit score, “Cash Out Refi” isn’t going to be a sufficient strategy. 🚫 5.) Using Funds Incorrectly - Only lend on investment properties! Do not lend on someone's primary residence or vacation home. This is a big no-no with the Dodd-Frank Act. 6.) Capital Reserves - Make sure your borrowers have sufficient reserves in case (when) the project goes over budget or over schedule (Hint: It will)❗ 7.) Inadequate Legal Documents - Get all your documents in line and professionally verified to save you the legal headache. Don’t use just any real estate attorney — use one that specializes in private lending. Hopefully you learned something about the top mistakes I wish I knew when I started lending.
