Innovative housing options like tiny houses and modular homes must be considered to add to the affordable housing supply. There are companies building sustainable modular housing that can be completed in less than 2 years which allows developers like Next Step Development to build attractive communities faster. The concept of modular housing isn’t new and the industry is growing. “Modular construction was among initiatives the Biden Administration in 2022 named as ways to raise the nation’s housing supply. Across U.S. residential and commercial sectors, modular construction was estimated to represent more than 6.6% of new construction started in 2023, representing more than $14 billion in total project value, up from $3.7 million in 2015, according to trade association Modular Building Institute. Multifamily and workforce residential housing represented 20% and 8% respectively of the total projects.”#affordablehousing #modularhousing #nextcity

Fantastic to see public lands being leveraged to develop affordable housing. However, with a project cost of $25 million for 42 units, approximately $600,000/unit, the issue of how the cost of construction makes building affordable housing is apparent. To tackle the housing affordability crisis we must find a way to build in a more cost effective way.

In the Business Post today The Housing Commission warns the government that 80,000 houses a year will need to be built in Ireland every year until 2050. To back that up a report by the US Census Bureau predicted that Ireland will experience the second-highest rate of population growth in Europe over the next three decades, @shamob96 Jan 2023 IrishCentral to around 6.33 million in 2050, a rise of 33.04%. The largest construction companies across Ireland are pushing as hard as they can to lead the way bringing sustainable construction into mainstream but companies like Glenveagh Properties plc John Sisk & Son Ltd John Paul Construction Walls Construction Limited who can only do so much. Adopting strategies to help include smaller sustainable companies get access to the market is key. Collaboration across the industry where the local authorities, the developers and housing bodies work closely with new innovative companies like Grian Homes to design and create projects that bring real sustainable solutions offering huge opportunities for Ireland to become the leader in sustainable construction. We see super work by the Irish Green Building Council MMC Ireland @Circular Bioeconomy Cluster South West (MTU) CIRCULÉIRE GreentechHQ and many more highlighting the benefits of adopting sustainable and biobased approaches. Support is available from brilliant companies like Green Crowd Home Building Finance Ireland (HBFI) Local Enterprise Offices Enterprise Ireland South Tipperary Development Company | STDC but not enough from key places to bring green mortgages to purchase homes, investment into new companies, and partnerships to pilot projects to showcase the opportunities. With collaborating, Ireland could see a high percentage of all social and affordable buildings become fully sustainable low energy passive houses within 2 years. The construction of all homes could easily hit 10% sustainable buildings in 3 years. By 2030 we could reach 30% sustainable buildings and help hit the CO2 emissions reduction required by the Paris Agreenent. If 80,000 houses are to be reached we need to build over a 1,000 more houses per day than we are currently doing. So why not build those 1,000 houses sustainably through innovative companies offering real quality sustainable solutions. We have many solutions at Grian Homes that can push sustainable building for the coming years and create thousands of houses using bio-based, upcycled, recycled product's. In Australia, the "Modular Housing" concept is gaining traction as a potential alternative. However, the current state of "Modular" housing resembles a "Cottage Industry," lacking the scalability to address Australia's severe affordable housing crisis. Conversely, Scandinavian and EU markets have embraced "Advanced Modular" construction platforms, offering fast-track solutions using renewable resources like Cross-Laminated Timber (CLT). This approach is vital in regions like the Sydney Metropolitan suburbs, where demand for quality mid-rise apartments is exceptionally high. Yet, the supply falls significantly short, especially for the tens of thousands of Sydney's "Essential Workers" who lack easy access to their jobs from Sydney's vast Metropolitan Railway infrastructure/stations. We have a whole new fertile market: over 3 million Baby Boomers on the Eastern Seaboard of Australia lack enough downsizing options to stay in the communities they love. They are looking for "inclusive" quality mid-rise apartments within walking distance of their shopping, amenities, and public transport. The Australian market calls for 30,000 to 40,000 "inclusive" quality mid-rise apartments annually on the Eastern Seaboard. Still, projections indicate a supply of only around 10,000 apartments in the next three years in Metropolitan Sydney. To bridge this gap and combat the housing shortage, adopting "advanced modular" construction practices is crucial for meeting the growing demand sustainably and finding a scalable, fast-track, and fast-to-market solution. The Thrive Alliance consortia members have over 100,000 major CLT urban projects worldwide. Last year, sponsored by BusinessNSW to various State government agencies, the consortia demonstrated their scalable solution, which is up to 40,000 inclusive-quality residential-grade mid-rise apartments per year. We plan to create "inclusiveness" in major urban projects like walkable villages, fostering community bonds and social cohesion where residents can look out for each other. The Thrive Alliance consortia members in Australia are led by a proven "Placemaker" over the decades in all my previous major urban projects won at either State or Local Government tenders with no mandatory requirements just through my initiative and "sense of social responsibility" setting aside between 30% to 50% for affordable housing. #AdvancedModular #sustainability #inclusiveness #residentialgrade #midrise #ThriveAlliance #AffordableHousing #CLT #fasttomarket #Harropfactor #Placemaker #SocialResponsibility
