This week I’m at TOKEN2049 in Dubai. As a board member of a Saudi fintech, I am helping to establish a new platform specialized in turning real world assets in Saudi Arabia into legal digital assets that can be transferred and sold more easily, in particular real estate loans. Since interest rates on loans are viewed as unethical in many Islamic countries, Saudi banks typically buy building projects and resell them to the buyer with a markup, instead of giving out loans. This process works well but includes an extra asset transfer, making it complex and only feasible for large banks that can afford entire projects. However, tokenizing large real estate projects could also allow smaller and mid-sized institutional investors to enter the market. Thus, while blockchain may be perceived as a nice to have in many Western markets, it will be a true game changer for Saudi Arabia. The country is currently in the process of issuing its first blockchain-based licenses, setting the stage for the next wave of innovation in the Saudi banking sector. It's gonna be exciting!
