A monolithic eyesore to some and a memorable treasure to others, San Diego's sports arena is old enough to warrant consideration as a historic venue. A newly published report says the arena is historically significant because of its contribution to the region’s economic growth after World War II, its association with a big name in the local sports industry and its New Formalism architectural style. Next week, the city's Historical Resources Board will vote on whether to formally designate the arena as a historical resource. The question then becomes, can the Midway Rising development team tear it down as planned? #sandiego #development #commercialrealestate #politics

It's been a long time coming, but our lightly kept secret about our next innovation in the pickleball industry is finally going to happen. Last night I presented to the mayor and board of aldermen in our hometown and was approved for the permit to launch the very first Pickleball Pop-Ups™️ CLUB. Over the last year we have shaken up to Pickleball industry with our capability of delivering temporary, world class Pickleball experiences to virtually any space in the country. We have delivered them from coast to coast, and to say it has been a wild success would be an understatement. We simply call them Pickleball pop-ups, and they have been exclusively corporate and marketing events. Until now. We began developing a concept of bringing this same capability (temporary, world-class Pickleball experiences ) into empty retail space several months ago. The concept is simple. We will transform empty retail spaces into temporary Pickleball clubs, which will look and feel just like permanent clubs. Will be using premium courts and professional nets, premium finishes and furniture, A/V, and enterprise software. But there will be no construction, no tenant improvement, and the commercial terms will be favorable for that of a specialty lease. And the players will only pay a low entry fee to play. We think of it being similar to a bowling alley concept, not a membership or large commitment business model we see elsewhere. Other companies have tried doing similar things, but in our observation, they have made key mistakes that made it unscalable. We will talk more about that very soon soon. In the meantime, we believe we may have cracked the formula. We believe this will scale nationwide. We have partnerships in progress with the biggest commercial real estate companies on the planet. But first we're going to prove it. Right here in our hometown of Memphis, Tennessee. It's not often that the people of Memphis get to be on the cutting edge of anything. We are so proud to bring our community along with us on this wild ride. There will be much more to come about this concept and our plans. But we have been building this plane while we fly it, and we plan to open eminently. Meanwhile, here's a picture of me talking to the press after the approval was signed last night. On February 29, the Tennessee Titans broke ground on the new $2.1 billion Nissan Stadium, an event that brought together notable figures including Nashville's Mayor Freddie O’Connell, Titans owner Amy Adams Strunk, and country music stars Garth Brooks and Trisha Yearwood. Set for completion in 2027, this ambitious project aims to redefine the Nashville skyline and the concept of a sports stadium, incorporating 1.8 million square feet of space, 60,000 seats with enhanced sightlines, and a community space spanning 12,000 square feet, the first of its kind in an NFL stadium. A standout feature of the new stadium is its plan to host the country's largest rooftop bar, a sprawling 70,000-square-foot venue that promises to offer unparalleled views of the city and a unique experience for visitors. Furthermore, the construction phase of the stadium is expected to generate over 19,000 jobs and have a direct spending impact of $1.9 billion, showcasing the project's significant contribution to local economic growth. Beyond its economic impact, the stadium is part of a larger vision for the East Bank development, which aims to transform the area into a vibrant neighborhood, enhancing connectivity and accessibility while fostering community engagement through various initiatives, including collaborations with local schools and support for small and diverse businesses. This past Friday, I attended the Art & Science of Sports Venue Development session for the Tennessee Titans Sports Venue Real Estate Development Bridge Program Powered By Project Destined. We were joined by Burke Nihill (President and CEO at Tennessee Titans) who described the team’s rationale for building a new stadium including the benefits to the team, local community and the city. He also provided an overview of the project timeline and the process of building the team to lead stadium design and construction. This session gave me a deeper understanding of how sports venue development impacts not just the teams but the entire community. It was inspiring to see how intentional planning and collaboration come together to create something that benefits everyone. I learned the importance of strategic foresight and collaboration when tackling large-scale projects like stadium development. It is not just about the construction; it is also about building a vision that enhances the city's culture, economy, and overall experience. The key takeaways I received from this session was that: 1. A new sports venue can serve as a catalyst for community and economic growth, with benefits extending far beyond the team. 2. The process of designing and constructing a stadium involves a well-coordinated team of experts in various fields, which is why diverse skill sets and perspectives are important. 3. Long-term planning and community engagement are key to ensuring the success and sustainability of such a major project. Hearing from Burke Nihill himself was a rare and special opportunity. His passion for the project and for Nashville’s future was evident and it reminded me how pivotal leadership is in bringing large-scale visions to life.

How wide are the concourses in the arena ? How big are the jumbotrons or scoreboards ? How much of the teams' history of memorabilia is shown in an arena ? How many luxury suites does a venue have ? Do venues have standing room only sections ? Well Fargo Arena, Hard Rock Stadium, and State Farm Arena were all listed in the top 10 of this study, all went through renovations in the last 10 years to make it better for fans, and to be more competitive to host future events..Hard Rock Stadium in South Florida went through renovations in the mid 2000s and hosted the College Football Playoff championship in Jan. 2021 and the Super Bowl in February 2020..Wells Fargo Arena in Philadelphia went through renovations.. 🏟 🏢 📉 📈 🆚 🏙 📺 🛋 💺 🎟 🎫 🏗 #facilitymanagement #eventmanagement #sportbusiness #marketing #hospitality
