You know, we've, we've, we've got some residual nervousness about interest rates and we've, you know, as you say, the, the, the rates are high and opportunities to invest elsewhere in, in risk free assets are, are actually quite attractive. But I think in terms of the value drops that we've seen in global real estate, this is absolutely a good time to deploy capital.
