With this new feature, house-hunters can filter properties by renovation potential—whether they're looking for a restoration project, a home to flip, or simply a property that needs some love. On the flip side, buyers can also exclude homes that require extensive work and focus on move-in ready options. Backed by Gradient Ventures, Google's AI-focused venture fund, Jitty harnesses advanced LLM (large-language model) technologies and computer vision to analyze floor plans and interpret photos and descriptions of homes. The AI scans images of each listing, assessing their condition and identifying properties that either need major repairs or offer value-adding potential through modernization. When users select the "Renovation Potential" filter, Jitty highlights these promising opportunities. Conversely, the "No Renovation" filter helps exclude significant renovation projects while still showcasing homes that might require minor updates. As Graham Paterson, CEO of Jitty, states: “Our AI now analyzes photos of homes to identify those with renovation potential. Earlier this week, U.S. Department of Housing and Urban Development issued timely guidance to protect tenants and homebuyers from discrimination when housing providers, lenders and others use AI tools for housing-related services. The guidance covers responsible use of AI and algorithms in tenant screening services and in online advertising of housing and mortgages. The guidance makes clear that using AI doesn't shield landlords and lenders from their responsibility to provide access to housing and credit fairly and in a nondisriminatory manner under the Fair Housing Act. AI has incredible potential in the housing field (from homebuilding to homebuying), but it must be deployed responsibly and equitably, especially when people's homes and opportunities to build wealth are at stake.
