Since August 2022, New York City has seen a big influx of over 200,000 migrants, leading the city to house many of them in hotels. By 2023, about 16,000 rooms in 136 hotels were being used as temporary shelters, with most of these hotels being older, limited-service places. This had a noticeable impact on the hotel market, especially outside Manhattan where some areas saw a drop in available rooms by as much as 44% between 2021 and 2024. Even though new hotels opened during that period, they didn’t fully make up for the decrease, which boosted hotel revenue growth by 17% to 20% in these areas. Some of the new additions, like the Marriott near JFK, helped, but overall, the supply is still lower than it was before 2019, which keeps hotel revenues climbing. Short-Term lets - good idea or home stealers? Since the rise of the likes of AirBnB the opportunities to stay in non-traditional accommodation have expanded dramatically. Whilst this may be great for travellers it isn't great for people trying to buy homes in areas where prices are artificially inflated by the phenomenon. As a lone female traveller I have often stayed at serviced apartments. I find them more relaxed and especially like the option for a chilled supper without the need to inactive with others after a long day. Legislation is increasingly aiming to limit the short-term let market but the ASAP - The Association of Serviced Apartment Providers has now released a report given a more rounded view of the issue.
