Despite a fall in housing activity, total construction output in the UK has continued to grow, according to the latest S&P Global UK Construction index. The figures were boosted by commercial growth, with a slower increase in civil engineering activity, as well as a decrease in housing activity, where output fell solidly following the first increase in 19 months during May. Reports indicate that the overall increase in activity was driven by the acquisition of new contracts in the period since February, along with successful tendering processes and increased client engagement. The growth rate in new business however was modest and the slowest since February, and uncertainty has been linked to the general election, which was a contributing factor of the slowdown of new project inflows. The use of subcontractors has also been on the increase, with both the growth of subcontract usage from companies and higher levels of subcontractors becoming available. Post-election, confidence in construction sector growth is set to continue at a pace, with increases in sector employment and supply chain conditions looking favourable. There is also an expectation that house building output will increase at a greater rate over the coming year, further bolstering the sector's outlook. ✨Interesting insight on the UK Construction Market ✨ As we all know there are up and downs in every industry. Some interesting insight from the Article below stating that the construction industry has been experiencing a slight decline in the month of July, following two consecutive months of growth. While the overall decrease was modest, it was notable that five out of nine sectors saw a decline in output, particularly in private commercial new work and private housing repair and maintenance. Despite this, the industry seems to remain optimistic about the medium-term outlook due to government announcements and positive three-month growth figures. Among the sub-sectors, commercial construction saw the most significant increase in activity, with a score of 53.9. This growth was attributed to a turnaround in customer demand, driven partly by refurbishment projects. Civil engineering activity also expanded robustly, reaching its strongest pace in nine months at 53.6. The construction PMI in November saw a slight increase, despite economic challenges, geopolitical tensions and some market uncertainty following the Autumn Budget. This may imply a settling of industry sentiment once businesses had time to process the impact of the Chancellor’s update. However, the rise in November was driven by a sharp jump in commercial activity, which although positive, is steeper than expected. This increase also offsets further falls in housing and civil engineering activity, which were anticipated, especially as the government’s housebuilding targets have come under much scrutiny recently. But, 2025 is looking more positive for construction, as outlined in RSM UK’s latest Economic Outlook with Thomas Pugh. Economic growth is expected to accelerate sharply, fuelled by a surge in government spending, with falling interest rates and rising house prices also supporting the construction sector over the next year.
