'Third spaces' like markets provide an important social and entrepreneurial value to the neighbourhood Heaped plates of Columbian stews, cheap phone cases, £1 vegetable bowls and small nail salons; the Nag’s Head is a thriving covered market in Seven Sisters, north London, that has been serving its local community for over 30 years.    Tasked with retaining the existing character of the market while delivering much-needed strategic interventions, architecture practice Office S&M has delivered a celebratory renovation that looks to secure the Nag’s Head’s continued existence in a rapidly changing area.    The studio was originally commissioned by Finsbury Park in 2016 to support existing traders with visual merchandising, but its relationship with the market developed outside of the standard architect/client brief. "The market was a really key location in the area;’ says practice co-founder Hugh McEwen. "But it wasn’t doing things as well as it could for either the traders or the local community. The council knew that they needed some help but didn’t quite know what or quite know how." Glasgow's Hielanman’s Umbrella could be revamped with new multi-coloured shops and neon lights under new proposals for the city centre. The covered section of Argyle Street, below the platforms of Glasgow Central Station, last saw major refurbishment in the 1990s. The area is home to several small shops and food outlets - including the former Arches nightclub. The Hielanman’s Umbrella got its name from being a popular meeting point for Gaels in Glasgow in the early 20th Century. Glasgow City Council commissioned architects Dress for the Weather to create a design that improves the “sense of security and well being for all users”. Shopfront improvements, lighting installations and hand-painted signs are part of the plans. Dress for the Weather said: "The proposals provide greater vibrancy and variety of colour to the scene under the umbrella. "It will also animate the space to become a more exciting and attractive place which celebrates its transient nature and experiential intensities." Glasgow City Council will consider the proposals. PROJECT SPOTLIGHT | Fenwyck A classic small retail development, the Fenwyck Shopping Centre will house a gas bar and various commercial retail units. The site is large enough to accommodate a day care adjacent to an environmental reserve. The simplicity of the design allows for more expensive detailing to be focused at key points of interest, rather than across the length of the buildings. Treating the buildings like an overall canvas rather than a series of repetitive elements, and being careful about building height and grid dimensions lowers the price of construction of each building.

This video illustrates how Interstruct Design + Build added a small retail building to the site of the relocated F&D Woodfired Italian Kitchen in the Hourglass, with the two businesses sharing a parking lot. This project merges all of our in-house expertise: design + build + real estate development. #BuildingDesignOnline has published a story about our recent planning win on Queen’s Road in Wimbledon. Our client acquired this site on the basis of a previous positive pre-application advice consultation to redevelop the site into housing. The former project presented by another architect proposed a conventional design mimicking what is commonly understood as “traditional architecture” featuring three townhouses over two floors. We proposed wider houses, taking up the full width of the site, and we proposed adding two more levels to each unit, effectively doubling the internal area of the proposal. We did so while being respectful to the mature trees at the north boundary, proposing an elegant and sophisticated #design and at the same time maximizing our client’s #ROI return on investment. Our approach and strategy was to maximize the potential of the plot proposing a #contemporary, well thought through and innovative design, responding to the challenges posed by climate change while adding so much needed #density to the area of Wimbledon.
