This 104,000 square foot scheme we are delivering for City & County of Swansea includes innovative internal and external public spaces from Grade A office space to an event hall and spaces for retail, food and beverage businesses. Once complete, the facility will offer a flexible, state-of the-art work environment for businesses that meets the needs of modern times and provides space for 600 jobs in sectors like tech and digital. The 71/72 Kingsway development is being part-funded by the £1.3bn Swansea Bay City Deal - Bargen Ddinesig Bae Abertawe, and, when up and running, will be worth £32.6m a year to Swansea's economy. Cllr Rob Stewart, Swansea Council Leader, said: "There's a shortage of high-quality office accommodation in Swansea, so this development will help meet demand, encourage existing businesses to stay here and attract new businesses to Swansea. 💭 Did you know that a Class 3 building is a residential building that provides long term or transient accommodation for unrelated people. Class 3 applies to residential buildings other than Class 1 and Class 2 buildings, or a Class 4 part of a building. Examples of Class 3 buildings include boarding houses, guest houses, hostels, dormitory style accommodation and workers' quarters for shearers or fruit pickers. Class 3 buildings may also be 'care-type' facilities such as accommodation buildings for children, the elderly, or people with disability, which are not Class 9 buildings. Continual Improvement & Worker Engagement..... 👷♀️ 👷♂️ 🤝 Our 8th bi-annual site #safety stand-down was held at a record number of our sites this morning, with the entire business (with minor exceptions holding the fort) attending. Below is a montage of our discussions in #Weybridge, #Rochester, #Northernireland, #Scunthorpe, #Oxfordshire, #Bristol & #Dagenham. #Soilfix Limited operates an open-door, no blame approach to the health, safety and #wellbeing of its workers - and continually strive to create and foster a 'Just Culture' that everyone can contribute to. Our particular focus this time was to discuss measures to segregate pedestrians from plant - after the collaborative session our teams reviewed existing Traffic and Emergency Site Layout Plans during a walkover of each site. Ideas for improvement of each plan were discussed for updates to be actioned. Thank you to our staff, supply chain and clients for participating in this successful stand-down, we look forward to collating (and sharing) the feedback and suggestions we have received. Council voids, bathrooms and heatings… How do contractors get on with these, do any of my contacts work direct with councils on their refurbs? We have done some subcontracting works in the past completing bathrooms, repairs and heating installs. Are these a no go for some companies, or are they a great client to have? We would love to have the opportunity to work for these clients direct rather than subcontracting to a company who is working directly with them. Does anyone have a contact with any councils in West Yorkshire, or anyone one have any insight into these contracts? Parking pressures nearly always top the concerns of businesses when we engage with them on their future priorities for town and city centres. And yet, BIDs and other place leaders do not know where to go for objective and affordable advice. That was our thinking as The People & Places Partnership Ltd. in combining forces and vocabulary with Park Consult, to devise the People, Places & Parking Process. It wasn't that we had a burning desire to become town centre car park experts. It was simply that as an issue that is always perceived as a collective priority, we thought we should investigate how to address concerns. The process we came-up with takes an evidence-based and customer-focused approach in looking objectively at the quality, quantity and cost of parking in town and city centres. We think that it successfully combines People & Places’ knowledge about ensuring the effective use of town centres, with Park Consults’ expertise in enhancing parking operations. Having applied the process with various local authorities, it was great to be approached by Robin McGowan, Chief Executive Salisbury BID and asked to apply the methodology in understanding parking provision in this attractive and bustling Wiltshire city. From the outset, the approach taken was to understand the parking pressures and potential solutions bespoke to Salisbury, though do this in a way that would recognise the perspectives of Wiltshire Council’s county-wide parking service. Great then to hear from Robin that: "We have been really pleased with how Wiltshire Council has welcomed and engaged with this process. Particularly in the constructive discussions around the many transport and parking improvement considerations for both the user and the multitude of businesses that depend on these local services." We can come-up with practical improvements to improve customers' travel to town. Such a local coming together of responsibilities for promoting a city and providing the parking service that helps people use it, is essential though for delivering progress on the ground. #towncentre #citycentre #parkingmanagement #traveltotown #motorists

Help! I have just had a schooling in Local Council, Planning Scheme, Building Regs, petty red-tape, and impractical bureaucrats. 7 months after submitting our application, Frankston City Council issued a planning permit (18th June) and endorsed our plans to renovate (includes building a 2-car garage in the same place as an existing 2-car carport). Whilst Council has approved the proposed garage to be built, they do not ‘consent to’ it actually being built (26th July). Huh 🤔 #catch22 I’m pretty sure ‘the system’ isn’t meant to function this way. Surely, the intent of Planning Schemes and Building Regulations isn’t to unnecessarily delay and frustrate and apply extra costs to regular suburban homeowners for what are relatively straightforward works. Frankston’s Development Services Team (includes both Planning & Building) could have identified and anticipated this issue at the planning application stage and harmonised their assessment and decision making - well within their power to do this. They chose - by organisational design - not to. In essence, the dysfunction stems from Local Council not efficiently and effectively utilising their existing resources - Planning, Building, Engineering Services - to assess applications so matters are fully considered and actually finalised. Instead, these Council Departments operate in isolation to each other resulting in protracted application times, conflicted opinions, duplication, and, ultimately, poor outcomes for the applicant (ratepayer). In Public Service organisations there seems to be zero negative consequence (for poor service) to reinforce the importance of providing a good service (to the customer/ratepayer). Why is this sort of dysfunction and inefficiency in Local Councils normalised and so widely accepted with a shrug of the shoulders and a, ‘oh well, that’s Councils for you’? Is it a case of ‘it is what it is’, and can’t be changed? If the State Government really wanted to turbo-charge the economy, it could do worse than strip red-tape from Local Councils.
