Conn's faces possible mass store closures, bankruptcy Conn's, a Texas-based furniture and appliance store, is reportedly considering closing 100 stores across the U.S. amid significant losses over the past three years. This would represent nearly 20% of its footprint and over 40% of the stores it directly controls. The company operates more than 550 locations (378 of which are dealer-owned). LL Flooring is the latest retailer to announce a Chapter 11 filing. Known for years as Lumber Liquidators, the company announced the closing of 94 stores with plans to keep 300 units open. The company started out as a "closeout" retailer selling excess wood from other companies. The company rebranded to the LL Flooring brand in 2020. LL Flooring's announcement runs parallel with Big Lots announcement of closing 315 stores. The roots of both retailers harken back to selling closeout goods providing great margins and favorable prices to their customers. It's difficult to scale up a retail business with foundation built around closeouts. TJ Maxx & HomeGoods have mastered their evolution from the closeout business more so than others to date. getting closer

Lumber Liquidators (now known as LL Flooring) has been a great tenant at our Fayetteville, NC retail center. The great liquidator of flooring is now liquidating their business. While we are sadden to lose a good tenant, we have an opportunity to turn a $15.50 PSF rent into $25-$28 PSF. Sure, it will cost us TI and Leasing Commission dollars, but the increase in rent is accretive not only to cash flow, but overall value when applying a cap rate to the new income. Good news or bad news for the Landlords who are losing this tenant? One thing I do know for sure, it is certainly bad news for those who are losing jobs and consumers who rely on LL Flooring for reasonably priced flooring materials. Let me know your thoughts? Great to speak to David Walsh at The Star, Sheffield about the exciting transformation happening on Fargate. With a letting having just completed to a fashion retailer for the old H Samuel next door to M&S and another unit going under offer to a national retailer it’s clear that this iconic street is on the is turning the corner after several years of decline.   This is in no small part due to the ongoing multi-million pound works to repave the street with new street furniture, subterranean bins and event space and with a rating revaluation following a drop in rents the barriers to entry for new occupiers have reduced significantly and Fargate can be seen as an opportunity for these occupiers.   This is born out by us being involved with 5 deals on the street in the last 9 months and I’m looking forward to seeing how the street evolves and contributes to Sheffield’s continued growth.   https://lnkd.in/eNhEkf5T   #Sheffield #Fargate #Retail #Regeneration #CityCentre #BusinessTransformation
