Physical work has started on the Birnbeck Pier restoration project! We are hugely proud to be working as North Somerset Council’s appointed architect practice to project manage and deliver elements of the restoration and conservation of this site of heritage importance in Weston-super-Mare. Our work includes designing the landside buildings and 1888 boathouse. Contractors are now working to protect public safety and the integrity of the land, buildings and structures. Elements of this work are necessary to allow later phases project to take place, including restoring the pier itself. This phase of work includes: •Removing asbestos • Repairing the sea walls • Stabilising the 1888 boathouse • Installing security fencing and provision of welfare facilities. Work on the landside buildings is planned to start next spring to enable them to open to the public by the end of 2025. This phase of work is being #FundedbyUKGovernment from an allocation of £20m awarded to North Somerset Council by @ukgovofficial (formerly Levelling Up Fund). One of our projects, Apsley road consists of refurbishing two flats and a hallway that was damaged in the storm November 2023. Here’s what we have recently finished: The 3rd floor internal stud walls have been completed stripped due to the storm damage. This will also allow for drying time. A drying out certificate will be produced once the walls are dry. And the 2nd floor party walls and part partition walls will be removed to allow for drying out, once again a certificate will be produced once the walls are dry. Fingal County Council has identified a low impact and appropriate use for the buildings as revived boathouses for Fingal Rowing Club and Balbriggan Scouts. In this video we hear from both Balbriggan groups how this conservation project will enhance their activities into the future. The Boathouse and Bath House at King Strand, Bath Road, Balbriggan are heritage landmarks, with significant social and architectural histories stretching back to the late 19th century. The buildings have suffered badly from the combined effects of vandalism and weather, and have been largely roofless for a number of years. They are currently in the ownership and care of Fingal County Council. Enabling Works commissioned by the council are nearing completion in May 2024 which will inform further permanent works, and a possible re-use. The recent clearing of vegetation and debris from inside and outside the two structures has allowed access to be re-established and surveys of the buildings and ground to be undertaken. Stabilisation of the gable walls as well as consolidation and some re-building of the tops of the walls, has made the building safer and less prone to further decay and collapse in the medium-term. From what has been revealed, it should be possible to salvage these structures for a new purpose, appropriate to its coastal location. The next stage for this unique set of maritime buildings and their slipway, is the preparation of a design proposal for submission to the planning authorities, with associated flood risk, environmental and archaeological assessments and mitigations. 𝟯𝟬 𝗻𝗲𝘄 𝗵𝗼𝘂𝘀𝗲𝘀 𝗼𝗻 𝘁𝗵𝗲 𝘄𝗮𝘆 𝗮𝘀 𝗚𝗿𝗮𝗵𝗮𝗺 𝗦𝗶𝗺𝗽𝗸𝗶𝗻 𝗣𝗹𝗮𝗻𝗻𝗶𝗻𝗴 (𝗚𝗦𝗣) 𝗼𝗯𝘁𝗮𝗶𝗻𝘀 𝗺𝘂𝗹𝘁𝗶𝗽𝗹𝗲 𝘄𝗶𝗻𝗱𝗳𝗮𝗹𝗹 𝗽𝗲𝗿𝗺𝗶𝘀𝘀𝗶𝗼𝗻𝘀 𝗮𝗰𝗿𝗼𝘀𝘀 𝘁𝗵𝗿𝗲𝗲 𝗱𝗶𝗳𝗳𝗲𝗿𝗲𝗻𝘁 𝗮𝘂𝘁𝗵𝗼𝗿𝗶𝘁𝗶𝗲𝘀 In a bumper week of housing permissions, GSP has successfully used a variety of strategies on sites, each subject to a vast number of constraints, to contribute to a much-needed boost to housing supply. In Groombridge, Tunbridge Wells Borough Council granted permission for the conversion of an office building into 3 dwellings. Despite some challenging constraints such as being in the High Weald National Landscape, the Green Belt, the countryside, 7km from a Habitat Regulations Assessment zone and the fact that the building is Grade II listed, GSP (along with co-consultants BUILDING DESIGN STUDIO LTD, Crosby Transport Planning and Silva Arboriculture) collectively managed to persuade officers that a modest extension and re-use for residential purposes was acceptable. In Paddock Wood’s countryside, the client approached GSP following the commencement of enforcement investigations relating to the siting of 5 additional caravans within an otherwise lawful caravan park. GSP liaised with the enforcement officer from Tunbridge Wells Borough Council and encouraged the client to add a further 4 caravan plots to deliver a more efficient use of the previously developed land. Thanks to our co-consultants for their assistance: Bourne Project Services (drainage and flood risk), Hook (topographical) and Native Ecology | Certified B Corp. In Meopham’s countryside and Green Belt, Gravesham Borough Council has granted permission to convert an existing stables building into 3 self-build dwellings. Officers considered that the development would conserve the character and spatial layout of the existing stable block, as well as providing suitable living accommodation without any harm to neighbouring amenity or highway safety. Thanks to our co-consultants for their assistance: KB ECOLOGY LTD and TSC Designs Ltd (structural survey). Finally, in the West Malling Conservation Area, Tonbridge and Malling Borough Council has granted a prior notification under Class MA for the change of use of a commercial building and land within its curtilage to 15 residential dwellings. Who will look after the concrete cows? For me that is one of the key issues emerging from the push to build 1.5million new homes articulated in the King's Speech. If the intention is to create homes and not just houses, new development on the scales indicated, needs to be made attractive and appealing by including public spaces, parks, active travel routes, community centres and art venues. Such provision is not only about creating such facilities but establishing viable ways to manage them in the long-term. The MILTON KEYNES PARKS TRUST LIMITED is a great example of an organisation set-up to look after concrete cows amongst key community assets and infrastructure. It's one of the case studies cited in comprehensive guidance on creating New Town and Garden Cities provided by the Town and Country Planning Association (TCPA). The Milton Keynes Park Trust is a legacy of the City's Development Corporation that was given 1,850 hectares of high-quality parkland and greenspace to look after. Returns from its £20million property endowment help the Trust employ 100 staff to undertake essential maintenance, organise 500 outdoor events each year and run an environmental education programme. All of which adds greatly to the appeal and attractiveness of Milton Keynes as a place to live. Another example is the Letchworth Garden City Heritage Foundation that People & Places have been working with as part of planning for recovery and revitalisation in Letchworth. Their assets include 185,567 sq ft of offices; 181 industrial units; more than 100 shops; a 20km ‘Greenway’ and over 900ha of farmland. A planning application has been submitted for our #BirnbeckPier project The application outlines proposals for the first phase of our work. If approved, work’s due to start later this year on the landside buildings so they could reopen to the public next year! It would also mean the next phases of the project could take place, including restoring the pier itself and re-establishing the RNLI lifeboat station on Birnbeck Island. Haverstock, our appointed architect practice, is seeking permission for plans to: 🍽 restore Pier Master’s Cottage and reinstating the bell tower, extending the building to the north to create space for a café intended to open to the public all year round 🚾 create other visitor facilities, including toilets 🔨 make essential repairs to weatherproof the other landside buildings known as Pier View, the old shell shop, and the South Toll House 🏗 stabilise buildings on the island including The Pavilion, 1888 Boathouse and the Clocktower 💡 provide essential services and infrastructure to the whole site – the landside buildings, the island and the pier itself – including work underground on water and sewage pumps, and installation of a new fit-for-purpose electricity substation This element of restoration and renovation work is being funded from an allocation of £4.47m from the UK government’s Levelling Up Fund. We purchased Birnbeck Pier and Island in July last year, thanks to £400,000 in funding from the RNLI. We’re working jointly on the restoration which has been made possible thanks to funding from the UK government’s #LevellingUp Fund Department for Levelling Up, Housing and Communities, the #NationalHeritageMemorialFund, The National Lottery Heritage Fund and Historic England and, of course, the continued help and support of The Birnbeck Regeneration Trust. Plans move forward for Hazeley Enterprise Park near Winchester 🏢👀 Winchester City Council has agreed to grant consent for the final phase of an ongoing redevelopment at Northfields Farm on the northeastern edge of Twyford, Hampshire. Headed up by Hazeley Developments Ltd Group (formerly Humphrey Farms), the four-year project will see the existing site evolve into a modern business destination, with a mix of office and light industrial/commercial buildings alongside a central hub with café and meeting spaces. A key feature of the approved redevelopment plan is the removal of a feed mill, the largest of its kind in southern England. Hazeley Group has been aware for many years of local concern over the environmental and visual impact of the mill. It’s worked with neighbours and local authorities to enable its removal, with demolition expected by 2026. We help Galliford Try get planning success for Brentwood Special Needs School in Manchester With a critical deadline looming, Galliford Try required 8.48 habitat units to meet planning conditions set by Trafford Council, ensuring the timely start of construction.
