Where do buildings go when they die? The properties in orange on this map of downtown Richmond are all either vacant/distressed or have announced plans for replacement/demolition. That’s a lot to lose! Not all of these buildings have historical/architectural value, but collectively they represent a potentially catastrophic loss to our once vibrant downtown—beautiful, usable structures replaced by costly new construction, or worse, NOT replaced—leaving a gravel pit or surface parking in its wake. We are currently advocating for a Demolition Review Ordinance as part of the Cultural Heritage Stewardship Plan— a “Stop, Look, and Listen” process, to make sure the community has a chance to weigh in before something irreplaceable is lost. A Demo Review might also mandate that nothing be demolished without a replacement project already designed, funded, and approved, preventing the loss of life, people, jobs, and prosperity in the heart of our City. Building infrastructure is complex and sometimes messy work. Certainly this is true for urban infrastructure in our brownfield regeneration projects. And when it’s done, most of the time you can’t see much because it’s underground! The latest video from our LEAD Alliance highlights some of the more visible outcomes as construction of this amenity and stormwater focused stage nears completion. Looking great and another neighbourhood that now won’t flood. If a job’s worth doing, do it once and do it well. #resilience on a suburb scale
Molley Green Reserve is a key green space and home to vital new infrastructure in Waikōwhai, part of the Kāinga Ora Roskill Development. We gave residents a virtual sneak peek behind the fences this week at how it’s taking shape. Neighbours at the Kāinga Ora hosted community event were pleased to see the outcomes of large-scale civil infrastructure development emerging from the construction work: · New & upgraded stormwater infrastructure · Undergrounded utilities · New & improved roads · New footpaths, boardwalks & viewing platforms · Te Auaunga freed from an underground concrete pipe · Naturalised stream and surrounds with native planting to increase absorption & reduce flooding · Basketball courts, pump track, bbqs, toilets and drinking fountain. When it’s finished in early 2025 it will provide places to play, exercise and interact as a community as Kāinga Ora deliver more new homes for Auckland. The The Florida Times-Union I Jacksonville.com picked up this opinion article today. I really was trying to tease out in this article two perspectives. 1 - the reality that areas like San Marco Square that we think of as being here “for ever” are actually less than 100 years old. Everything in Florida was at one point developed. Which means we have such a dynamic chance to continue to shape the state as we harness this current wave of growth. 2- details matter and it’s the little things that together become big things. These little things are everything from the sidewalk to the landscaping to the unseen infrastructure. Not all details are expensive, they just take focus. We help Galliford Try get planning success for Brentwood Special Needs School in Manchester With a critical deadline looming, Galliford Try required 8.48 habitat units to meet planning conditions set by Trafford Council, ensuring the timely start of construction. Galliford Try is one of the UK’s leading building constructors. They turned to us for a fast, effective solution. Working in partnership with the Iford Estate, one of only seven projects officially registered on the government’s DEFRA platform at the time, we sourced the necessary BNG units and swiftly completed all required legal paperwork. This enabled Galliford Try to discharge the planning conditions and proceed with construction in time for the school holidays.
