#SNData: Studios occupancy levels dropped to 74% in Q2 2023. FilmLA updated its regional survey of sound stage occupancy and certified studio-based production. The data covers the first half of 2023 and the period leading up to the WGA/SAG-AFTRA work actions. According to the report, uncertainty about the outcome of industry contract talks saw occupancy levels drop substantially. This is the lowest reported occupancy level observed by FilmLA since formal study of this sector began in 2016. On-location production, separately tracked by FilmLA, also slipped substantially at this time.

Phone Up Studios is out of Laredo, Texas. Which brings up the obvious question, why did Phone Up go to Atlanta and LA to build studios, since the economic benefits certainly would be good for Laredo? (and why did the press release come out of Nebraska?) Answer, greater emphasis on film production support services, supplies, and labor. (as for the Nebraska press release, who knows) For a region without an existing presence of major film making activity, the private, public, and education sectors would have to contribute to the effort along with a major film studio company, with a history of successful studio construction and launching, orchestrating the effort. As to exactly why Phone Up went out of Texas (other than Atlanta and LA are well prepared for film studios) if someone knows, please educate me.

ARE NEW FILM STUDIOS BEING BUILT IN THE U.S. AND TEXAS AND WHY? Film studios being built in the US in 2025 include: Sylmar Studios Located in Sylmar, California, this 300,000 square foot studio opened in January 2025. Fallback Studios Located in Dublin, Ohio, this vertically integrated film production studio is scheduled to open in Q2 2025. Other film studios under construction in the US include: Warner Bros Discovery in Nevada Hangar 2 and Hangar 3 in Treasure Island, San Francisco Borden Studios in Long Island City, NY A 10,175-square-foot soundstage facility in Burton, Ohio Sunset Pier 94 Studios in Manhattan, NY Assembly Studios in Doraville, GA A 123-acre site for seven sound stages in Braintree, MA TEXAS Film studios are being built in multiple locations in Texas that will open in 2025, including: Fort Worth The Texas A&M studios at Winfield Place and another larger stage at Red Productions in the Near Southside are expected to be complete by January 2025. San Marcos Hill Country Studios is a $267 million project that's expected to break ground in 2023 and open in 2025. The studios are expected to employ up to 1,400 contract workers and 22 full-time employees. Line 204 Located in Bastrop County, Texas, this 546-acre film studio project is expected to fully open in late 2025. The first phase of the project, which includes six 20,000-square-foot studios, is expected to be ready before the end of 2024. A couple of potential studios include: New Braunfels: A 16-acre development is being evaluated for a film studio, along with other uses like a convention center, boutique hotel, and parks. Dallas: Developers are pitching film production south of Arlington. STUDIO DEMAND CONTINUES TO EXCEED STUDIO SUPPLY According to current projections, there is expected to be a demand for film studios from 2025 through 2033, then level out at about 92% occupancy, with analysts predicting a rebound in the box office and continued growth in the global film market, particularly driven by major studios releasing big-budget IP-based films and a potential resurgence in independent film production with lower costs and production incentives. Key points to consider: Box office rebound: Industry forecasts suggest a healthy increase in the global box office in 2025, with more wide releases and potential blockbuster movies from major studios IP-driven content: Studios are likely to focus on producing sequels and movies based on established intellectual properties, which are expected to attract audiences. Independent film growth: With potential cost advantages, independent film production may see a rise, particularly supported by production incentives in various regions. Streaming platform impact: While streaming platforms continue to be a major player, there's still a demand for theatrical releases, which could benefit film studios Not all new studio plans are mentioned here, since development plans are fluid and confidential.

Rise and Rise of Film Studios While the future of the film and television industry is yet to be seen, we are emerging from a tumultuous period with a focus on stabilization. Optimism exists about production levels returning to growth, but many in the industry feel that costs and output had reached unrealistic levels. In a turn of fate, the challenges of the past few years have presented an opportunity to reset as studios and major media companies are expected to practice strategic and measured investment in content, focusing on smarter spending and emphasizing quality over quantity. There is a resurgence of independent production that will continue as a bright spot for the industry as we head into 2025. Supported by production incentives (especially the new 40% incentives for independent film production in the UK and Ireland) and lower overall production costs, independent film production is expected to increase, supplementing reduced studio and streamer slates. Independent TV production is picking up too, as producers like Mark Duplass independently finance and produce their own content. Duplass’s series Penelope was recently picked up by Netflix for distribution. While production levels haven’t yet restored to pre-pandemic levels, the groundwork is being laid for more consistent and sustainable growth in the future. Producers can continue to rely on production incentives to support production in North America and around the world. 4D Studio are deeply embedded in the film studio industry that has been experiencing significant growth worldwide, driven by increasing demand for content from streaming platforms, a surge in international co-productions, and the need for high-quality facilities to accommodate advanced filmmaking technologies.

Big money followed the UK filming boom post-pandemic, as Hollywood set up shop in London and the south east. But after a bruising writers' and actors' strike, plus a slowdown in original dramatic content from the streamers, some of that investment in new studio space development has stalled - while planners have turned down two major studio proposals. Too much too soon? Not necessarily. Tax breaks from successive budgets and a huge eco-system of skills and resources mean Britain is still in high demand for filming and technical post-production and special effects. So where does this leave the industry and prospects for film studio expansion, both in the all-powerful London and south east and in the government and local government-backed regional studios? HOW ARE FILM STUDIO SOUND STAGES PROVIDED TO FILM PRODUCTION COMPANIES? Film studios can lease (actually license) their sound stages in a number of ways, including long-term leases, short-term rentals, or a combination of both: Long-term leases/licenses Large production companies often sign long-term leases (sometimes up to ten years or more) to have consistent access to sound stages. This shift has made sound stages more attractive to investors and among the best commercial real estate opportunities. Short-term rentals Filmmakers can rent sound stages on a short-term basis. For example, smaller sound stages in Los Angeles can cost around $40 per hour to rent, or $500 - $1,000 per day. Combination of both Some studios may offer a combination of long-term leases and short-term rentals. Most film studios are managed by a professional studio management company that operates the studio campus and leases/licenses the studio's sound stages (as well as backlot, water tank, etc.) to film production companies and provides the numerous production services (thus the importance of vendors) needed by a production company. Since there are usually multiple sound stages (4, 6, 8, 12, or more) and sound stages are occupied an average of 96% of the time, a studio campus will be constantly busy, usually seven days a week, 52 weeks a year.
