Having a successful flip depends on many factors. I often hear a client say, "I found a property for a great price." That's a good start, as deals can be hard to find, but much more is needed when you are looking to make money on a Flip deal. 3 Major Diligence items when looking at a deal Flipping or Brrrrr ⬇️⬇️ →LOCATION - Is the area in need of upgraded living? new builds? Is the area in need of rental housing? What is the demand? →EXIT STRATEGY - This is a MAJOR deal killer. Is it your plan to sell? refinance? What is the best or worst-case scenario for the timeframe to exit? Do you have a plan B? →RESERVES - Holding costs are important to consider with a flip. Do you have enough funds to cover monthly payments while you rehab? Enough for a longer plan B? A few friends have asked me why I am always viewing damp, run- down, uninhabitable, smelly houses! My main property strategy is to buy rundown, disused properties or ones below market value, boost the value by refurbishing it or adding an extension. Then, rent it out for monthly positive net cash-flow, and then refinance/remortgage the property at its NEW enhanced value, this gives me and my investors our money back. Sometimes the market conditions, area and/or property type makes it more profitable to renovate and sell at the enhanced value, and return all investment costs plus interest. It’s widely understood that realignment of the bid/ask spread requires some degree of market pain. Many might imagine this as a foreclosure or fire sale scenario. Here’s what I see happening 🔮: Properties built in 2022 are often on 3+1+1 year loans (5-year terms). If the lease-up is underperforming, owners might either wait until 2026 to sell or bail now due to high carry costs. If you aren’t familiar with the term “cash-in refinance,” that’s what will be required for many in a few years— and if they don’t have the cash, sale with a partial loss of equity it is. Looking at past patterns, the devaluation process tends to be incremental. Instead of a property selling at a 30% loss, it might sell at a 15% loss to someone more optimistic. The next owner could sell at a 5% loss or even a slight profit, but still far below the initial target. By this time 5-6 years from now, fundamentals have improved. This isn’t an overnight or singular transaction rebalancing process. Everything happened so quickly during the past few years it’s easy to forget real estate investing is ordinarily a slow game.
