Day 23 of our Advent Calendar It’s really easy to presume that once you select a contractor you don’t hold responsibility for your project but unfortunately that isn’t the case. First of all you are responsible for instructing an architect, contractor and any other party required. Doing your research and ensuring they are capable is your responsibility. Too many times we see people left with unfinished or poor quality builds, and even though there are some systems in place to claim against the party at fault this takes time and you will more than likely be out of pocket with a unfinished home. Be ruthless in selecting the team to carry out your project and I strongly advise learning as much as you can or employing people to help you if you are unsure. QUESTION: Would you consider this design as an"Attached" Dual Occupancy under Part 3B? The Codes SEPP doesn’t specify how much they need to be attached, so as long as they are attached in some way, is that sufficient? Or would you prefer they be attached completely? Additionally, do the parts of the building that are not "attached" need to be set back 3 meters from each other? How would you interpret subclauses 3B.13(3) & (3A)? While the Design Guide states the following: Side by side attached dual occupancies consist of two dwellings on one lot. They are characterised by two dwellings sharing a common wall in a semi-detached confguration. Both dwellings are arranged to face the primary street frontage. Dwellings can be single or double storey. It could be understood that the term "semi-detached configuration" means each home is partially detached, as they are connected on one side by the shared wall but otherwise independent structures! It could also be argued that the shared wall, does not necessarily need to continue all the way through. In fact, those parts that are not attached, may not need to be 3m apart.
