Without stating the obvious there's been some solid growth in Perth the last couple of years. And, Coolbellup has been a little star of late ⭐ I purchased this corner lot for $600,000 in February 2023 I've renovated the existing dwelling & converted it from a 3x1 to a 4x2. I'm building either side, three street frontage properties. I moved into the existing house while construction occurs (it's been a long time coming) I definitely went a little over board on the renovation because we intended to live in it for 2 years (bloody emotional renovators 😂) It will owe me about $1.55 million & the current value (finished product) is about $2.4 million (and still climbing) These properties are not being flipped & will be retained long term. Latest property and construction news….. Thirteen landmark buildings in the West Midlands are on Historic England’s Heritage at Risk list. The buildings include Kings Norton Old Grammar School and Tamworth Castle. The first phase of New Garden Square’s scheme off Hagley Road in Edgbaston called Loundon’s Yard, has reached practical completion. Delivered by Moda Living, 398 to-rent apartments with co-working space, a gym, private dining space and a communal garden feature in the development. The second phase of the project has already received planning permission and will see a further 462 to-rent apartments being added with a rooftop terrace. Zoopla is predicting house sale increases of 5% next year. The number of house sales completions this year are expected to finish ten percent above last year. Property values are anticipated to increase by an average of 2.5% in 2025. Midland house prices are expected to outperform the UK average. The Mclaren building on Priory Queensway is to undergo a major refurbishment. The building opened in 1972 and will see a £2.4m investment. A gym, meditation room and bicycle storage space will be added along with new serviced offices. Birmingham City Council’s planning committee has rejected plans for a three-building housing development to go ahead on Bristol Street. The proposal was to construct 550 to-rent apartments but concerns were expressed by committee members about the mix of accommodation, the design and heritage building concerns. #property #construction #housing

Multi-Million Dollar Expansion Approved for Melbourne’s next Docklands Housing Project! Lendlease has received the green light for the final phase of Collins Wharf, bringing more than 900 new apartments to the area. Located at 915-1055 Collins Street, this major residential project will culminate in six high-rise towers, further adding to the housing supply in Docklands. The latest approvals feature three residential towers: a 28-storey building by Ewert Leaf and Kennon Architects with 349 apartments, and two additional towers by Architectus including a 28-storey tower with 375 apartments and a 16-storey tower with 191 apartments. Central to the project is a 1500 sq m public park designed by ASPECT Studios, promising green spaces, a terraced timber lounge, and native plantings to enhance community living. Collins Wharf’s first building, No.1 Collins Wharf, completed in 2019, set the stage for this expansive precinct. With Regatta expected in 2026 and Ancora in 2027, the precinct is on track to provide over 6500 homes at Docklands, solidifying Lendlease’s commitment to urban revitalisation in their local patch, Docklands.
