September 29 - October 5th is the BEST time to buy a home according to Realtor.com, who explained, "The Best Week offers a balanced mix of market conditions that favor buyers relative to the rest of the year."
While the above recommendation is based on national data, it is accurate for the Denver metro. According to our MLS, REcolorado, “…inventory levels remain robust, with 10,497 homes actively available for sale.” WE HAVE MORE INVENTORY NOW THAN WE'VE SEEN IN THE LAST DECADE.
22 median days on market is how long it is currently taking to sell a Denver metro home. This pace is 10 days longer 1 year ago + 5 days longer than the previous month. This slower speed of market is nice, allowing buyers more time to make decisions. There’s also room to negotiate on many homes that have been listed for a little while. Don’t wait too long though, because even as of this week I’ve experienced bidding wars + back up offers for the really special, well priced properties.
