‘Co-operative housing is an important part of a diverse housing sector, and we are delighted to see co-operative housing now reflected as a mainstream housing pathway in the State of the Housing System Report (2024)’ - from CEHL Managing Director Liz Thomas. The report acknowledges ‘housing cooperatives as an emerging form of tenure’ and notes the emergence of alternative housing ownership models to address the imbalance of housing supply and demand for renters and buyers. These include build-to-rent, rent-to-buy, shared equity and co-operative schemes. CEHL has worked with partners in the Australian Co-operative Housing Alliance (ACHA) and Business Council of Co-operatives and Mutuals (BCCM) to advocate for co-operatives as a globally recognised structure used by people around the world to attain housing security. We will continue to work to with sector partners to further influence housing policy and take this opportunity to scale up the Australian co-operative housing model. https://lnkd.in/g-_Zt-tu

😣 Unfounded, brazen, madness. Further evidence that the proposed demolition + rebuild of 44 residential buildings across inner-Melbourne is unjustified and problematic on multiple social, economic, and environmental fronts. ✅ The alternative mission to retrofit + infill (or retrofit) has been concisely documented by Enzo Lara-Hamilton Robert Crawford Simon Robinson Melbourne Centre for Cities and co. Those with an ear to the decision makers need to act on this information before it is too late. 🔮The future treatment of these buildings will have far reaching effects on higher-density perceptions in Australia, a widely-held policy goal for the last several decades.

I keep hearing from #retwit building in public can go along way, but I also can see most developers don’t share publicly what their doing until they have secured their site which makes 💯 sense. Yesterday I read the RFEI and highlighted Cleveland Heights development goals for these lots. 1️⃣Construction of new single-, two-family, or “middle” housing across a variety of price points (the City may consider other uses on a limited basis). 2️⃣Strives to implement sustainability best practices. 3️⃣ Matches and/or enhances the architecture and aesthetics of the surrounding area. 4️⃣ Complements, and is harmonious with, adjacent residential properties and neighborhoods. 5️⃣ Incorporates thoughtful landscaping into the design and redevelopment. 6️⃣ Strengthens the surrounding neighborhood(s) in which the lot(s) is located. 7️⃣ Housing options that also include some number of units incorporating “age-in-place,” “universal design,” and other accessibility concepts. I’m excited to respond to my first RFEI, going after a couple of vacant lots to build SFH. Now I’m working on securing quotes from various vendors to plug into my proforma. The City of Cleveland Heights has issued a Request for Expressions of Interests for approximately 190 vacant lots in the City. These are primarily single-family lots that the City would like to see new infill-housing constructed on. Submissions from qualified respondents are due November 22. Dacorum Borough Council has published its pre-submission version Reg 19 Local Plan, for consideration by its Strategic Planning Committee next week. https://lnkd.in/eRT7Dc3u The key headline from a housing perspective is that it allocates land for 15,332 homes between 2026 and 2041. That is just over the current requirement of 15,240 homes (1016 dwellings per annum) although significantly under the anticipated requirement of 1313 dwellings per annum that will be required under the currently proposed revised standard method. The focus for development remains around Hemel Hempstead, although the plan also sees the allocation of a handful of sites around Berkhamsted and Tring, as well as one each in Bovingdon and Markyate. Very positively from a Laxton Properties perspective, the proposed plans includes allocation of land at Shendish Manor for c. 500 homes, a project that we have been working on with our client and regular JV partner W LAMB LIMITED for several years. Lots of further hurdles to come, but a really positive direction of travel. Assuming that the Council authorises progressing to Public Consultation, their current timeline assumes adoption of the Local Plan in 2026.
