GRANNY FLATS NZ | The Government is focused on increasing the supply of affordable homes for Kiwis. As part of this, they are proposing to make it easier to build small, self-contained, detached houses, commonly known as ‘granny flats’, on properties with an existing home on them. MBIE and the Ministry for the Environment are seeking feedback on options to enable granny flats up to 60 square metres in size, to be built without needing a building or resource consent, so long as they meet certain criteria. One of the key principles behind the regeneration of Stevenage Town Centre is the introduction of town centre living. The Guinness Partnership, one of England’s largest housing associations, is delivering 526 new homes on the former Matalan site in Danesgate. The overall plan involves the construction of 526 one and two-bedroomed apartments along with 739 sq. m of flexible commercial space located at street level which aims to create active street frontages. With funding from Homes England, the first phase of development consists of two buildings providing 143 one and two-bedroomed apartments. All the new homes will be offered as affordable tenures, including social rent, providing new and much needed low-cost homes in the heart of Stevenage. I visited a project in #nyc today. Over one thousand units of rental apartments going up. Guess how many affordable? Zero. Why? Because the affordable requirements are too burdensome to be economically feasible. I know. Old story. But it needs repeating. For a city to thrive it needs a mix of incomes. Which means it needs a mix of housing options. If the “incentives” and requirements are not economically feasible it nets ziltch. #housing #realestate #construction

Got a project in the City of Vancouver Broadway Plan? Over 35 towers with more then 7,000 rental homes are now proposed in the area, covering a large portion of Kitsilano, Fairview, and Mount Pleasant. The Broadway Plan's first formal detailed rezoning applications for secured purpose-built rental housing projects in high-rise tower-based building forms were published by the municipal government beginning in Spring 2023, with the pace turning into a flood by Fall 2023. In comparison, the nearby Squamish Nation Senakw project will have 6,080 secured purpose-built rental homes, including 4,865 market rental units and 1,215 below-market rental units. Senakw's significant rental housing uses are contained within 11 towers reaching up to 59 storeys. Vancouver is changing. But we need more #realestate #development #bc #canada
