Problem solving at Cannan Lane ⬇️ Today, we're throwing it back to our work transforming the site of former public conveniences in the Morningside area of Edinburgh into a new five storey residential building, with a natural sandstone facade. The site's location and our choice of construction materials were both key considerations that required careful thought and planning to make this regeneration project a success. Take a closer look at how we tackled these challenges below... 📍 Project: Canaan Lane 🤝 Client: Rennick Property (Andrew Rennick) 🤔 Issue: Derelict public toilets on site of potential new homes in highly populated area of Edinburgh. Challenging site with a tenement on one side and new build house on the other - access was a key issue. Challenges of working with timber is the initial shrinkage and the design team had to carefully consider the detailing prior to the build. 💡 Solution: Demolishing toilets. Creating a five-storey apartment block which (unusually) was constructed from a timber frame. Detailed planning had to be taken to manage site access issues and potential disruption. While the cancellation of the Birmingham to Manchester section of HS2 impacts the construction industry along with a reported potential cost increase of £10 billion, Birmingham Curzon Street Station is progressing with the 300m Curzon viaduct taking shape into the station due to open in 2026. The last quarter of 2023 saw the commercial market in the Midlands gain some momentum, recording its best figures in the Birmingham market over that year. Office take-up for the year ahead looks encouraging, with significant client interest in space around the Birmingham business district. Gleeds is already engaged with a large public sector client to relocate their existing offices into a central hub serving circa 50,000 sq ft of new Grade A space. This is in addition to commercial offerings at Beorma Tower and Smithfield markets. Trends in Housing Construction 2024 The COVID-19 pandemic has caused a surge in the construction of new homes as more people strive towards home ownership. However, this trend is now becoming more extreme with larger yet smaller homes being built. Roofs are becoming flatter while buildings are becoming taller. Additionally, there is an increasing trend towards building terraced or semi-detached houses, where houses are built next to each other. Go ahead for South Kilburn masterplan housing. Brent Council, advised by Tibbalds Planning and Urban Design, has been given the go ahead for 250 new homes within the South Kilburn regeneration area. The replacement of Hereford House and Exeter Court forms part of the South Kilburn Masterplan, which aims to transform the area into a sustainable and mixed neighbourhood for new and established residents. The proposal would see the existing Hereford House and Exeter Court buildings demolished and replaced with four new residential buildings ranging from 3 to 13 storeys, providing 250 new homes. A new public urban park will be delivered along with a total 190 trees planted across the development site. Of the 250 new homes in this phase, 121 will be affordable homes at social rent and have been designed to provide new, high-quality housing for residents currently living in blocks planned for redevelopment in the next phases of the masterplan. The scheme will also deliver a new, high-quality local park for residents and visitors to enjoy, as well as a number of commercial units to meet local demand and add to this vibrant mixed-use regeneration. Councillor Shama T. Cabinet Member for Regeneration, Planning and Growth, at Brent Council said: “This is a major opportunity to turn a currently under-utilised area into a thriving, rejuvenated community. This scheme will provide local families with safe and secure homes in the area.” Tibbalds provided planning consultancy services and input to the project, submitting the application on behalf of the Council. Karakusevic Carson Architects are the lead architects and masterplanners working closely with landscape architects Periscope. Other members of the design teams include structural engineers Momentum Structural Engineers, mechanical and electrical engineers Max Fordham LLP. Lizzie Le Mare, Director at Tibbalds, said: “Brent Council is continuing to make progress on the South Kilburn masterplan, helping to meet local housing need with a regeneration programme focussed on long-term quality of living for existing and new residents.
