“Malaysia is a popular destination for Asian travellers, particularly the capital Kuala Lumpur, the food paradise island of Penang, and Kota Kinabalu, which offers easy access to the jungles and mountains of Borneo. Now a new hotspot is pinging on the radar. Desaru Coast Malaysia, in the state of Johor, boasts 17km (11 miles) of pristine coastline dotted with a quartet of five-star resorts: the Hard Rock Hotel Desaru Coast, The Westin Desaru Coast Resort, Anantara Desaru Coast Resort and Villas, and the One&Only Resorts Desaru Coast. Time magazine named it one of the World’s Greatest Places of 2021 – but it is not only attracting tourists seeking a luxury escape. Desaru Coast is positioning itself as an events location, having already hosted an Ironman triathlon event and the L’Étape Malaysia by Tour de France, Malaysia’s top amateur cycling race. Exclusive events have also graced its shores, none more impressive than 2023’s Dioriviera, when luxury brand Dior staged a takeover of the luxurious poolside Ember Beach Club that is part of the One&Only. Desaru Coast is learning from the mistakes made by more established destinations in the region that are struggling with environmental degradation, cultural dilution and infrastructure strain caused by overtourism. Thailand hotspots such as Phuket, Pattaya and Krabi, for example, are feeling the strain following a post-pandemic tourism boom. While there is much to love about Malaysia’s new, shiny and much-hyped holiday destination, the big question is: will travellers make the effort to get there? Desaru Coast is an hour away from the nearest airport – Johor Bahru Senai International Airport – and a four-hour drive from Kuala Lumpur. Meanwhile, visitors from Singapore – “the gateway market”, Ridzuan says – can catch a new 90-minute direct ferry straight to Desaru Coast. The reward is a crowd-free holiday in an unspoilt paradise – definitely worth the effort.”

Japan, one of the pandemic’s last holdouts, reopened to the world before winter in 2022—just in time for ski season. At long last, winter sports enthusiasts were able to make a return pilgrimage to the country just in time for the first drops of the Japanese powder snow that famously blankets its northern isles. The most famous of these ski destinations, Greater Niseko, saw its real estate market come out of icy stasis. Despite concerns over oversupply, the alpine ski resorts of the Niseko Range, a collection of volcanoes on the island of Hokkaido, are enthralling foreign buyers anew. “In our opinion, the residential segment has already recovered from the pandemic and is doing well,” says Eddie Guillemette, CEO of MnK Resorts & Hospitality and the Chairperson of the PropertyGuru Asia Property Awards (Greater Niseko) Judging Panel, a leading resort management and accommodation provider in Hokkaido. “Demand is strong, and supply keeps coming online.” Niseko’s real estate investment prospects are historically wedded to Japan’s tourism industry. As of May, the archipelago has received 8.6 million visits in 2023, according to data from the Japan National Tourism Organisation (JNTO). This eclipses the nearly 246,000 visits recorded for the entirety of 2021. “Japan as a whole has seen an influx from both tourists and real estate investors since the reopening of the borders,” says Guillemette. “There are likely two factors contributing to this. In them we can live unforgettable experiences. Feeling the summer vibes, we went in search of some remarkable initiatives. Thanks to an outstanding theme, the commercial and touristic reach will be expanded. A strong concept is able to sell itself with less promotional effort. Some unique selling points (USP): * COASTAL TOURISM: Along the old Mediterranean corridor (Portbou-Barcelona-Valencia-Murcia) some beach bars are set up in the stations. Sea and beach lovers can walk from one station to another. On the way, there is the possibility to stop at an intermediate stop. In a recurring theme, Japan loves the inbound tourism (rightly so) for the boost to the economy, while local areas like Hakuba are searching for a middle ground that benefits locals as well. It is unfortunate that Niseko seems to be becoming the poster child for over-development, given its extraordinary beauty and the quality of all four seasons. (Niseko's rut?)The developed areas in Niseko that people point to are still small relative to the whole area. Hakuba seems to be taking pro-active steps to promote sustainable development, especially across all seasons which is crucial for the local economy. Myoko and Nozawa onsen are also in this group although these two areas have strong local communities that will probably keep over development in check. Let's hope so. (disclaimer: my go to ski area is Myoko)
