Since the pandemic, the demand for flexible workspaces has been on the rise in India, and it's exciting to see the numbers! In 2021, about 85,234 workstations were filled in major cities. By 2023, that number jumped to 155,000! And already in the first half of 2024, we've seen over 106,000 workstations taken up. This shows how companies are changing the way they work and adapting to new needs. It's clear that flexible workspaces are here to stay, and I can’t wait to see how this trend continues to grow!

The Indian office space market is experiencing a boom, with Bengaluru and Hyderabad leading the charge. According to a recent Times of India article, these two cities accounted for over half of India's office space leasing activity in Q1 2024. This marks a significant shift from the past four years when Delhi NCR and Bengaluru dominated 59% of the market. So what factors have contributed to the rise of office space demand in Bengaluru and Hyderabad? Hyderabad's comparatively affordable prices and pro-business environment are attracting a surge of companies, particularly in the tech and IT sectors. Bengaluru, long established as a major tech hub, continues to see strong demand due to its talent pool and vibrant startup ecosystem. It is important to note that while Bengaluru and Hyderabad are at the forefront, other major cities like Mumbai and Delhi NCR are also showing positive growth. This indicates a pan-India revival of the office space market, post-pandemic. To know more about this real estate boom, read the detailed article by Times of India pinned in the comments. #realestate #officespace

Across the top 6 cities, office leasing jumped 8% YoY in Q2 2024, signifying healthy commercial real estate demand. While cities like Mumbai and Delhi-NCR maintain their growth trajectory, the South Indian cities of Hyderabad, Chennai, and Bangalore are also emerging to be CRE hubs. Previously known for being IT hubs, these South cities have been witnessing steady growth of several other sectors including manufacturing, engineering and automobile, and collectively accounted for 62% of overall office leasing in Q1 2024. Across the metro cities, infrastructure upgrades have improved connectivity and accessibility, allowing new micro markets to emerge and thrive. The modern office complexes and business parks offer global amenities, and are no longer lackluster workplaces but sanctuaries of collaboration, productivity and holistic well-being. I shared a few insights on drivers impacting the growth of commercial real estate in the present Indian landscape. #India #officemarket #realestate #realestateindia #occupiers #CRE ANIRBAN GUPTA Apoorve Dalal Om Ahuja Animesh Tripathi Kishore Veeraghattam Kunal Chhabra Prashant Sharma Ajeet George B Arshish Kavarana
