High EPC ratings push up house prices – but by how much? Vendors could boost the value of their property by around £13,000 on average by improving its energy efficiency, research suggests. Research by financial website Morningstar has found that while features such as location and property type are the main pricing factors, energy efficiency can play a role in pricing. Its analysis of a decade of housing transactions between 2013 and 2023 found the average price per square metre of an E, F or G EPC rated property was £3,508. UK homes need help with energy efficiency measures 🏡 💚 According to a recent study by Rightmove at least 18 million homes have an Energy Performance Rating of D or below - an A rating being the most energy efficient and G the least efficient. 1. We have to stop defining "affordable housing" as just the upfront costs of a house or condo. Energy costs have to be included. Getting in a home doesn't do any good if a person or family can't afford to *stay* in the home. 2. According to PNNL's 2021 study on the impact of #energyefficiency codes on housing costs, homeowners in most states experience a monetary net-gain the 1st year they're in a home built to current codes. On average, new homes built in the United States last year are 47% more efficient than a home built in 2006. Older homes, more than 80% of our nation's housing stock, are 30 percent less efficient than homes built in 2006. Yet, much of the efficiency conversation is focused squarely on new homes being the problem. A Retrofit Assessment was carried out for this property, it's shocking to see properties in 2024 still stuck with a G1 energy rating. Can’t imagine what tenants must go through with energy bills and general living conditions. It’s a reminder of how much work still needs to be done to bring housing standards up to a basic level of comfort and efficiency.

💥 New report from SuperHomes / National Energy Foundation into the impact of energy improvements to a home on property value. It is a first of a kind study with a small sample size of 15 homes but the data has been collected by independent RICS surveyors, Trinity Rose Surveyors, Residential, Commercial and Architecture, using valuation standards. The findings? 2-5% increase in property value. Check out the report in the comments for the detailed analysis. What's interesting is the difference between the surveying results and the perceived value from the residents who would be willing to pay 5-10% more of the property value vs a similar home to experience the same benefits they do today. Aside from regulatory drivers which we're all waiting for from a new governments, it feels like it boils down to awareness and experience of the benefits which may lead to internalising comfort, health and low carbon into property value in the coming years. I would love for this to be a longitudinal study that's repeated every 1-2 years to see how this changes over time.
