For this BRR buy-Buy Rent Repeat, we got to work with a past client that wanted to keep their existing place and be able to rent it. LOAN: In preparation BEFORE shopping for homes, we made sure the Buyer discussed all the options/loan configurations with their Lender and steps to qualify for the new loan, with rent consideration etc. Fran Fields RENT: We contacted a preferred property management company and ran rent scenarios to insure they met the needs for the loan and then got photos, prepped the house to be ready in 24 hours to advertise for rent. Coordinated the steps with our Property Management partner and had all tee’d up for when we found a house/went under contract. CONTRACT: Found the house, got under contract, and immediately got the existing home advertised for rent. INSPECT: Did the inspection super early on the new home and knew we were moving forward and had no “deal breakers” RENT: The Property Manager listed the property on a weekend and got solid showings/applications renting the home in the 1st week with the deposit in place to make the Lender happy for the loan! CLOSE:Buyer moves this week to new digs, new tenants move in next week and teamwork makes the dream work! Just like on TV, see 3 homes and pick one!
