Greystar, the largest apartment operator in the U.S., is entering the modular housing market. The company has launched its first U.S. modular project, Ltd. Findlay, a six-building apartment complex in Pennsylvania, making it one of the largest multifamily modular projects in the U.S. Modular construction involves pre-assembling units in a factory, before transporting and stacking them at a building site. Greystar recently opened its first U.S. modular project, a 6-building, 312-apartment complex located in Coraopolis, PA. The project was completed 40% faster than Greystar’s traditional projects, used 90% less materials, and resulted in cost savings of 10%. It’s no wonder why the country’s largest multifamily owner has six additional modular projects in the pipeline. One of Arizona's largest issues facing its growth potential is housing - both from an affordability and availability perspective. A way Greystar, a South Carolina based apartment operator, is getting around that is modular apartment construction. Purportedly, while it offers "reduced timelines" and "savings and efficiency" due to the bulk order of materials, there are intrinsic challenges with transportation costs, regulations from municipality to municipality, and financing issues as well. For office groups and larger headquarter campuses, this may be a way to achieve corporate/workforce housing.
