Let's talk about basis!
A lot of sponsors love to talk about the "amazing basis" on their upcoming acquisition.
And everybody loves a good basis. A great basis is often the first step to a great acquisition.
BUT, what most investors overlook is the total basis of the project once you factor in rate caps, buy downs, acquisition fees, capex, etc.
I've seen projects where the total basis is 50% higher than the acquisition price, which means you'd have to increase the property's value by over 50% just to get your initial investment out!
If you're buying really well, that can work out well for you. But if you're only really buying 10% below the comps, maybe not.
Investor beware.
