How are Chartwell Noble different? We don’t rely on luck… The previous agent didn’t have any “luck” selling this house. They presented it as a 2 bedroom house. 🤦♂️ We told the vendors to remove a desk from their downstairs bedroom and we put a bed in there for them. Bedroom 3 was created. 👍 We then assessed that bedroom two was, frankly, huge and could potentially be split into two and still be 2 x double bedrooms. 💡 We created 2 x floor plans clearly showing current & potential. 👏🏻 This is now a 3 bed with potential for 4 bed. Within 24 hours we’ve got 4 viewings booked in and are hopeful of a quick sale. 🎯 When it comes to marketing a property, “luck” doesn’t come into it. It’s not just about pretty pictures and Rightmove. 🤞 Good marketing knows how to present a property and give it its best shot. 💫 **We also took (even) prettier pictures, did a virtual tour and an amazing video. 😉**

Things to consider when setting up an HMO When creating your HMO, you need to consider what a tenant will be looking for and how they are going to live in the property. You need to think about the practicalities of strangers coexisting in a shared space. The kitchen and laundry spaces are always the most likely areas for conflict to arise, so make sure you have provided plenty of space and considered how the spaces work with high traffic flow. Many of the HMOs we work with will kit out their kitchen spaces more like a commercial kitchen to ensure they are easy to clean and offer enough counter space.
