Have you considered a switch from mainstream real estate to rural property? Worth having a think about if you're a Glasgow or Edinburgh solicitor. There's REAL scope at the minute for people at all levels of PQE to carve themselves out a niche is this area of law. Fact 1: the Scottish market has NEVER had enough rural solicitors in it. Particularly the central belt. Fact 2: that puts you in an ideal situation to negotiate the salary and role that's right for you. Fact 3: you might get to sell a castle. It’s here - the Employment Rights Bill was published today, laying out the “biggest overhaul of workers’ rights in generations”. With around 28 reforms set out in 150 pages of legislation, it’s a time-consuming task to understand what’s set to change. But that’s our job. Here are the key changes it proposes : ✅Day-one rights for parental, paternity and bereavement leave ✅Day-one rights for unfair dismissal, which is not expected to come in until late 2026 ✅A new Fair Work Agency joining existing enforcement bodies to impose rights such as holiday pay and National Minimum Wage ✅Employers are expected to consider any flexible working requests made from day one, and approve unless they are able to prove the request is unreasonable ✅Putting an end to exploitative zero-hours contracts and fire and rehire procedures ✅Reinforced Statutory Sick Pay with removal of the lower earnings limit and the three waiting days so SSP starts on the first day of absence ✅Protections against dismissal for new mothers and pregnant women to be increased There is an unprecedented amount of change that employers now need to start getting ready for. Unfortunately, too many tenants know how easy it is to simply make up a well-paying job or an impressive employment history. If you think I am going to sit there once the kids have gone to bed and attempt to read 226 pages of the renters’ right reform bill 📖 then you’re absolutely right ✅ As part of my role it is very important I know what is going on with current affairs, so I am ready for questions from both my clients (landlords) and customers (tenants) and any other parties that may be concerned about proposals that may or may not happen I am aware it is very early doors there is still another 10 steps to go through (house of commons then House of Lords etc) but i find it very important 🤓 How can I progress in my career as a letting agent if I do not understand what is going on? Knowledge is key, how can you sell a product if you do not understand the benefits of that product 🤔

How do you start a career in real estate? 🏡 To become a licensed real estate agent you - must be 18 years of age - complete 75 hours of approved education. I did my schooling online but there’s actually a real estate school in Chambersburg where you can attend in person. - Complete a background check - Pass the National and State Licensing Exams. - Sign on with a Brokerage (Highly recommend Coldwell Banker Realty - Franklin County Offices!) Then once signed on with a brokerage complete their in house training and it’s always a good idea to shadow a seasoned agent for a few months. Some states are reciprocal states meaning you can apply to practice there without having to take more tests. Others may require their own set of testing requirements. Continuing education is also a requirement and depending on which states you’re licensed in depends on how many hours you need.
