There are many ways to do things; new construction often involves sending plans to a framing company that customizes and delivers the frames and trusses. In renovation scenarios, Accuracy is critical, and we typically opt for stick framing instead of factory-made frames. This streamlines the process and allows us to adapt to existing structures' unique challenges. During a recent half-day session, we successfully erected all the frames for a granny flat, showcasing the speed and adaptability of our stick-framing approach. Intricate details such as bracing and wall reinforcement are crucial to the stability of the structure, especially in high wind conditions. These details are engineered through collaboration with truss companies and specialized engineers who create plans tailored to each project's needs. This insight into our framing process offers a glimpse into the precision and care we employ to ensure that the frames meet specifications and seamlessly integrate into the unique challenges posed by renovation projects. Another of the almost daily stories about defective design / construction. Safety critical elements are not just about 2nd stairs, cavity barriers or disproportionate collapse. The mundane stuff like window fixings, and boards attached balcony’s are important too - if these fail and fall 10 stories to the ground they could easily injure or kill a passer by. Yet how often are they left to the least qualified person (usually the fitter) to come up with a design - in this case it looks like several tubes of no nails! https://lnkd.in/eniSb3qr

How to Mark Brick Work Layout on Site location👇 🗾 Site Preparation: Ensure the site is cleared of any debris and leveled properly. 💯Establish Reference Lines: Use a string line or laser level to establish straight reference lines for the walls. These lines will guide the placement of bricks and ensure straight walls. ✍️Marking Out: Mark the positions of door and window openings, corners, and any other features on the walls using chalk or marker. ⚙️Setting Out: Use the dimensions of the walls and openings to determine the starting point of each wall and ensure they are square and correctly positioned. Exterior insulation, weather resistant barrier, and airtight layer all-in-one. The Zip r6 sheathing from @huberwood does all this (after taping and flashing of course). Exterior insulation has been likened to a sweater or coat that fully surrounds the exterior providing continuous thermal bridge from the outside to inside. This is one of the most important components that should be in every home. Not all exterior insulations are the same however. Zip r6 panels are 1-1/2” and provide an r-value or 6.6. This far beats the cheap white foam the stucco subcontractors use (by far most common install method for Arizona). This will equate to less energy usage and a far more comfortable environment for the occupants. Why build a house that is built using the same materials and techniques as a tract house?
