Q1 Results Are In: OfficeBnB Is Expanding! As we close out Q1, I’m excited to share the impressive progress we’ve made at OfficeBnB. Our platform, originally built as a marketplace for coworking spaces, has rapidly evolved into something much bigger—combining both workspaces and event venues for weddings, corporate parties, birthdays, and more. Whether it's finding a space to collaborate on projects or hosting a large event, OfficeBnB is meeting a growing demand for flexible, creative spaces. 📊 Q1 Highlights Talent Pool: Since June, we’ve seen a significant increase in professionals joining the OfficeBnB platform. We started with 45 members in June and reached 73 by September. This growing talent pool reflects the rising interest from professionals looking for flexible ways to connect with startups and businesses across various industries. Number of Listings: The number of available spaces on the platform has skyrocketed from 2 listings in June to 40 by September, a 20x increase! These listings range from coworking hubs to stunning event venues perfect for weddings, corporate retreats, and social celebrations. Whether you need a place to brainstorm or host a large-scale event, OfficeBnB has it covered. Total Number of Hours Contributed: Our community engagement has been outstanding, with over 375 hours contributed in Q1. From collaborative coworking sessions to large-scale event planning, our members have been highly active, further establishing OfficeBnB as a trusted space provider. 🚀 Pipeline and Future Growth The momentum is only building. With 80+ listings and 17 leads in the pipeline, Q2 promises even more growth. We’re expanding our reach across industries and working with venues to offer more options for both business and personal events—from corporate parties to birthday celebrations. 🌟 What’s Next? As we look ahead, we plan to continue expanding both our coworking and event offerings. With a growing number of startups, professionals, and event hosts joining the platform, OfficeBnB is becoming a one-stop-shop for all kinds of space needs. What are the best types of events to run in your coworking space? The ones that are easy to organise - those are the best! Of course, this is at the top of my mind this week because European Coworking Day is coming up, and everyone's talking about what to do. I keep telling people you can do anything from two people having a cup of tea to Foo Fighters and Stromzy playing live in your car park. But do something straightforward for you to organise. The best thing you can do is get members to organise events. They have the imagination and will do things they want to do, and you don't have to defragment your brain on event content while running your coworking space. ❌ But don't ask members to organise an event because you can't be bothered. ✅ Ask members to organise it because they're part of the community. If there's no involvement, there's no commitment, that builds connection, meaning, and change within your coworking space. To staff, or not to staff. That is the question asked by some coworking space operators. I love the divergent thinking happening in the coworking industry today. I predict the word of the year for the coworking industry will be “hospitality.” We see some operators going all in on Food and Beverage. Shift Workspaces even has a Culinary Concierge. Beth DeGraffenreid recently shared that she leans into a more indulgent staffing ratio because her clients are attracted by and stay for the attention and service her team can provide. Yet, there’s an entirely different conversation happening among operators of smaller #coworking spaces. How does one operate an unstaffed, or lightly staffed coworking space? Advances in technology should make this fairly straightforward, no? E-commerce-enabled booking, app-based meeting room reservations, digital door access…fancy automated espresso machines….what more could you need? But one operator recently confessed to being “baffled” by how demanding members and users of an unstaffed space can be and how he struggled to keep up with the needy humans in his unstaffed space. I suspect Abigail M Schilling will have some words of wisdom here. Unstaffed spaces can work but they must be designed for the right market, the right user, and with the right level of “invisible” back-of-house support. If you have a small coworking space that you designed to be staffed, but now that you’re 2 years in, you realize that it doesn’t support staff, so you need to un-staff it, you will likely encounter challenges. But if you design a space with the intention, from the outset, to serve that specific user that will be just the right fit for a tech-enabled, well-designed, behind-the-scenes assistance. So now we've got this whole definition—hospitality and coworking as part of the same industry. And I'm all in. I grew up in hospitality; it's in my DNA—from Café De Paris and Mayfair Intercontinental right up to Chilis, TGI Fridays, and Pizza Hut. 🍕 (But the best jobs ever were Break For The Border in TCR and Brasserie Rocque in Broadgate Circle.) And I've always seen the parallels. But listen, if your coworking space falls under 'hospitality' now, it doesn't mean you're suddenly waiting tables or becoming a 'dub dub' (as we used to call it). It's not that at all. It's about taking care of people, and let's be honest—the best way to do that isn't by hovering around them; it's by connecting them. Sir Ian Minor hit the nail on the head when he said: "Hospitality is about the art of being hospitable; it's not about being a servant." And Dame Iris K. —sharp as ever—doubled down in one of our Coworking Values Podcast chats with this: "The delicate balance between hospitality and community ownership in coworking spaces is how to encourage member engagement without developing entitlement." Here's the thing: people don't need another person fussing over their coffee or another 'here's the Wi-Fi password' moment. We live in an ocean of information; they can get that anywhere. We all crave real connections—people who give a s%it, not lip service or box-ticking. That's the sweet spot. If you're running a space, don't just serve the coffee; brew the connections. That's where the gold is. That's where the job gets good. That's where the lines between coworking and hospitality blur into something bigger—community, culture, a place where people get that 'hell yes' moment. Will Guidara's Unreasonable Hospitality is a good read, especially if you have worked in kitchens, catering, or bars. Coworking Convos are always insightful, so if you missed this one on how to attract perfect-fit office members to your coworking space, sign up for the next one!! (Thank you Cat Johnson for always dreaming + facilitating!) Here’s what I took away from this convo and the changes I plan to implement at my coworking spaces, as a result. Reuben - Leverage Google reviews to highlight your space's unique features. Use these authentic phrases in your marketing materials — for instance, rather than just mentioning "24/7 access", share a member's story about using the space after hours. Encourage members to share their experiences by asking about specific instances that stood out to them. Katharine — Emphasize authenticity; the right audience will gravitate towards you. Engage with alumni by inviting them to special events, creating a sense of community and belonging. Kyle - Implement a member application process to attract individuals who are serious about contributing to the community. Meagan - Understand the diverse needs of your membership base and tailor your marketing strategies accordingly. Have several different avatars and identify which one fits the potential member you’re talking to! People want to share! Encourage them by asking deeper questions, exploring their online presence, and learning more about their business. So here’s what I’m going to do at Medford Cowork Collective: - Talk to members for quotes and put an accurate positioning statement higher above the fold on our website. - Set up a different event in Calendly for office tours so I can learn more about that user type before the tour via the booking form. - Rename my ActiveCampaign tag “Member Former” to “Member Alumni” - Do a dedicated email invite to Alumni for our next event that is open to the public!
