Almost 10 years ago, I bought my first home. I was working in education, and I didn't even have enough in savings to put down 5% down payment (thank you, student loans!). My family wasn't in a position to just gift me a down payment (an actual suggestion a loan officer made which shows how out-of-touch they are with the reality of most Americans!) So I borrowed from my 403b to make it work. A lot of conventional advice would have told me not to do any of that, but I knew that home ownership was a path to building wealth so I figured out how to make it happen. I was able to rent a room out in that house which helped me quickly pay back that loan. And few years later, I was able to sell that house at over 50% of what I paid for it, and buy a significantly more expensive house with 20% down. I will never have to think twice about being able to put 20% down on a home again, and all because I was able to scape things together to buy that first home. Whether you want a home to build wealth, or so you have something to live in rent-free in your old age, or so you have something to pass down to your children, or because you just don't like the idea of renting, home ownership should be accessible to more people. I was so excited to see that the economic plan put forth yesterday included down payment support for first time home buyers - and in particular, that it includes additional supports for those who are first generation home buyers. We don't have enough policies that explicitly acknowledge the advantages that generational wealth gives people in life; this one does. And hopefully it will help make home ownership accessible to people who are often systemically excluded from it.
