Here's what I heard this week in Austin retail commercial real estate that I found interesting: 1) One of my clients told me their latest buildout of a space was 2X as expensive and 2X as long as their previous buildout pre-CoVID. This is for a second generation space as well. Construction pricing continues to be a brake on expansion for tenants -- especially for smaller local tenants without access to private equity money. 2) On the other hand, I heard from a local owner that he had had nearly 10 LOIs on a small second generation restaurant space on a major road in Austin. The demand is clearly there for good space. 3) What do I take from this? Tenant demand is still strong here in Austin. That being said, construction costs are a major issue for many of these groups and causes them to be unable to look at spaces, especially first generation ones. I am seeing some response to this already with a few landlords being willing to do some tenant workletter items in exchange for higher rent. I'm also intrigued to see if more landlords offer to perform the construction for tenants to help get them open more quickly. Tenants are taking 8, 9, 10 or even more months to open due to permitting issues and construction delays. Will landlords step in more to compress this timeframe? I think we'll see more of that.
