At Fusion Estates, our approach is centered on identifying and investing in areas undergoing significant infrastructure development, facilitated by both national and county governments. because we understand that where there's infrastructure growth, there's an inevitable rise in property value. By strategically selecting locations where governments are actively improving roads, utilities, and amenities, we ensure that your investment isn't just in land but in the promising future of that land. https://lnkd.in/dfMe9aE

Our Tom’s been quoted in Place North West. Here's what he had to say about the new government and what it means for real estate: "It's important that momentum created around the levelling up agenda (though the phrase has now been abandoned) continues, particularly vital investment in transport and infrastructure projects across the North." “In reality, I’m not sure how much Levelling Up, and the will to make it happen, can be attributed to the previous government. There has been a genuine desire to get regeneration schemes started, with private developers and local authorities working together to deliver major projects. The levelling up developments that are visible today were already being considered by future-thinking local authorities before the previous government coined the phrase as a vote winner. That being said, while central government didn’t start it, without its backing and support, there is a danger that the momentum could be stripped away from projects that are still in concept stage. We need to see government commitment to regeneration continuing apace.” Here's the link: https://buff.ly/3y2uHyx What are your thoughts? #UK #development #realestate

Blog: Funding new towns: a new approach to public-private partnership In a new Bennett Institute report, Thomas Aubrey critiques the government's reliance on private finance initiatives (PFIs) for infrastructure development and recommends a more integrated approach using development corporations. He argues that by leveraging the Land Value Capture provisions in the Levelling Up and Regeneration Act 2023 (LURA), the UK can finance large-scale infrastructure and housing projects more cost-effectively, without the drawbacks of PFIs. https://lnkd.in/eACCPetc

The Australian Financial Review - housing enabling infrastructure to be boosted in Treasurer Jim Chalmers #2024-2025FederalBudget. A step toward recognising that $1b in civil infrastructure is required to begin enabling new housing to start to correct the crisis. Requires much larger investment over time to enable 60-80,000 homes more per year than the current build rate.

We are hosting the launch of Sadek Wahba’s book Build: Investing in America’s Infrastructure to host a dialogue between Wahba and Edward Glaeser, the renowned urban economist and author of Triumph of the City and The Rise and Decline of Nations, moderated by Liz Hoffman Business and Finance editor at Semafor and author of Crash Landing: How the World’s Biggest Companies Survived an Economy on the Brink. The 21st century is well underway, yet many nations, including the U.S., are grappling with outdated 20th-century infrastructure—crumbling roads, bridges, and power systems that threaten lives and stifle economic growth. Despite urgent needs and the potential to build greener, more resilient systems that create opportunities for all, investment has lagged, leaving countries vulnerable to climate risks and decaying structures. Why is it so hard to deliver major infrastructure projects? Is it economic mismanagement, political short-sightedness, or simply a lack of will? Our panel will tackle these questions and explore pathways to building 21st-century infrastructure that meets today’s challenges and seizes tomorrow’s opportunities.
