The good news is that residential construction costs have risen at the slowest annual pace in over 20 years, according to CoreLogic’s Cordell construction cost index. The index, which tracks the cost to build a typical new dwelling, rose 0.5% in the June 2024 quarter. This was down from the 0.8% increase in the previous quarter. But, despite this slowing in cost hikes, the cost of residential construction is still well above its pre-Covid average. Don’t Be Fooled By Lower Rates New Construction Builds Offer You. I’ve been getting this question a lot and that is “How come my developer is offering me a lower rate?” ➡️ The Truth is the client is paying for it. Builders aren’t giving you this phenomenal rate because they want to, it’s because they can control the price of the home itself and adjust it in the rate. Therefore carrying up the price of the home and incentivising you with a lower rate. 💸 The truth is you’re better off paying the higher rate from a lender and then refinancing the home when rates come down, instead of overpaying for the home any not being able to recoup any of that loss money. Think about it for a second… 💭 A builder is not a bank, building homes and developments to make money not lose money, so overall the client in the long run does not save money buy taking a lower rate if their overpaying for the home.
