Lessons Burned 03 In construction, not all lessons are burned some are earned from just taking a moment to - "Walk the site and ask the skilled tradespeople questions. Watching a true craftsman perform their work allows you to pick up on years of hard-earned lessons in just minutes. Whether it’s a carpenter scoring the back of drywall to install on a radius, an electrician labeling conduit runs to avoid hours of tracing, a door installer using cardboard to shim a hinge, or a plumber re-heating solder to avoid cutting a pipe—these field lessons are invaluable." - Daniel Connolly President at BLOCK Builders, Inc. This style of learning—observing skilled trades, walking with the architect, engineer, and design team on-site, and asking questions—is critical to the construction industry. These small techniques that craftspeople use—like an electrician labeling conduit runs or a carpenter scoring drywall—might seem minor, but they can save significant time and prevent costly rework. Learning these tricks of the trade improves efficiency and reduces the risk of errors, which is critical in an industry where time and budget overruns are common. #LessonsBurned #Construction #Community #MaterialProcurement

I could talk about this topic all day because it's not inherently within all of us to take a moment, walk the site, and ask questions. This style of learning—observing skilled trades, walking with the architect, engineer, and design team on-site, and asking questions—is critical to the construction industry. These moments in the field bridge the gap between theory and practice, helping to build teams that are both knowledgeable and adaptable, which is essential in today's fast-paced, problem-solving world of construction. "𝐖𝐡𝐲 𝐇𝐢𝐫𝐞 𝐈𝐭 𝐎𝐮𝐭 𝐖𝐡𝐞𝐧 𝐘𝐨𝐮 𝐂𝐚𝐧 𝐃𝐨 𝐈𝐭 𝐘𝐨𝐮𝐫𝐬𝐞𝐥𝐟?" This weekend, I found myself tackling some odds and ends around the house—those little things that don’t make sense to pay someone else to do. My wife always teases me: "You’re a contractor, yet our house looks worse than your clients'!" She’s not wrong. Over the years, I’ve traded a lot of hands-on work for managing projects and running my business. But every once in a while, I get back to the basics. When I first started in construction, I did everything myself: ✅ Framing walls ✅ Hanging and finishing drywall ✅ Installing crown molding ✅ Setting rebar, pouring concrete, and laying block ✅ Stuccoing walls ✅ Plumbing (yes, soldering copper pipes) ✅ Installing AC ducts and grills You name it—I’ve done it. That hands-on experience taught me skills I still use today, not just with tools, but on job sites. When I’m managing subcontractors, I can spot mistakes, shortcuts, or "lines of baloney" from a mile away. It’s hard to get something past me because I’ve been there, done that, and know what it takes to get it right. Sure, I might get a little lazy about fixing things at home, but I’ll always be proud of the foundation I’ve built—literally and figuratively. Sometimes, it’s not about the task itself. It’s about the pride, knowledge, and expertise you bring to the table, whether you’re working on your own home or someone else’s. What’s the one skill you’ve mastered that makes your life easier? #ContractorLife #DIYProjects #HandsOnExperience #ConstructionExpertise #BuildingFromTheGroundUp #ArchitectureAndConstruction #ProjectManagement

🏗️ Scaffolding in Construction: Learn Essential Framework of Scaffolding for Enhanced Safety and Efficiency 🏗️ Scaffolding is a fundamental component for multi-level structures or complex architectural designs. Scaffolding provides a temporary structure to support workers and materials during the construction, maintenance, or repair of buildings and other large structures. 📌 Why It Matters 🔹 Safety: Ensures the safety of workers by providing a stable working platform. 🔹 Accessibility: Offers access to heights and areas that are difficult to reach, enhancing operational efficiency. 📌 Types of Scaffolding: 🔸 Supported Scaffolding: This is the most commonly used type, built from the ground up and is ideal for numerous construction sites. 🔸 Suspended Scaffolding: Used for high-rise buildings, it is suspended by ropes or cables attached to the roof. 🔸 Mobile Scaffolding: Mounted on casters or wheels, allowing easy movement around the construction site. 📌 Key Considerations: 🔧 Material Quality: Using high-quality materials to ensure strength and durability. 🔧 Regulatory Compliance: Adhering to local and international safety standards. 🔧 Design and Assembly: Proper and secure assembly prevents accidents and ensures functionality. 📌 Advantages: ✔️ Enhanced Productivity: Provides a better platform for workers to operate efficiently. ✔️ Cost-Effective: Reduces the need for complex machinery on site. ✔️ Versatility: Adaptable to various architectural styles and building sizes. 📌 Challenges: 🔅 Weather Dependency: Performance and safety can be affected by adverse weather conditions. 🔅 Space Requirements: Space around the construction site is needed for setup and dismantling. 🔅 Specialized Training: Workers must be trained in proper assembly, use, and dismantling. Scaffolding is not just about reaching heights; it's about ensuring that every level of construction is built with utmost precision and safety. As we continue to push the boundaries of architecture, scaffolding remains an indispensable ally in construction. I know I speak for many people when I say sometimes we don't trust our mechanics. Some are honest, but some bad eggs outnumber the good ones. Unfortunately, you can't do without them because if you attempt to buy a spare part for them to fix, you could buy a fake product. However, a mechanic can spot a fake product in a blink when they see one. In the end, pleading with them to do a good job is what you're left with. This also plays out in construction. Unless you're knowledgeable about building materials, you could buy substandard materials, thinking they're of quality. Also, greedy contractors could use substandard materials if they realize the owners don't know much about construction. Here's my recommendation: 👉 Engage only trusted contractors for your construction. 👉 Also, engage an independent supervisor to keep track of your construction and the materials used. When these are impossible, outsource your building to a reputable building construction firm to help. Be streetwise to avoid being tricked. #realestate #buildingconstruction #architecture #buildingconsultation

1st Fix What is 1st Fix? 1st Fix refers to the initial phase of construction work on a building project. This stage involves all the structural and foundational work necessary to prepare the building for the next stages of construction. Key Characteristics: - Structural Work: Includes installing the framework, floors, walls, ceilings, and roof structures. - Utilities Installation: Laying out basic plumbing, electrical wiring, and heating systems. - Invisibility: Much of the work done during the 1st Fix phase is later concealed behind walls and finishes. Purpose: - Foundation Preparation: Establishes the essential structure and systems of the building. - Utility Setup: Ensures that plumbing, electrical, and heating systems are correctly positioned. Benefits: - Structural Integrity: Creates a strong and stable framework for the building. - Efficiency: Prepares the site for the more detailed and visible 2nd Fix work. - Safety: Ensures that all foundational elements are correctly installed for safety and functionality. Considerations: - Inspection: Regular inspections are crucial during 1st Fix to ensure compliance with UK building regulations and standards. - Coordination: Requires careful coordination among various trades, such as carpenters, electricians, and plumbers. - Planning: Detailed planning is essential to avoid future problems during the 2nd Fix phase. Example: In a new home build, the 1st Fix phase would involve erecting the timber frame, installing the roof trusses, laying out the initial plumbing and electrical wiring, and fitting the windows and doors. Conclusion: 1st Fix is a critical phase in the construction process, laying the groundwork for a building's structural integrity and utility systems. Proper execution ensures a smooth transition to the subsequent stages of construction, resulting in a well-built and functional property. #proppytics #development #dealsourcing #propertyflip #renovation #refurb #finance #refinance #analysis #dealanalysis #proptech #realestate #buytolet #planning #equity #construction #propertyinvestment #Property #valuation #RealEstate #PropertyDevelopment #1stFix #UKProperty
