Key points: 1) From 1978 to 2014, the Indonesian government had formed a special ministry to handle housing development in the country, so the plan by Prabowo's team to establish a housing ministry is basically not new, yet should be welcomed as a positive step to boost housing development and support the real estate sector in general. 2) National development must not only focus on physical or infrastructure development, but also on human development (SDM). This is where the housing sector plays an important role, as people's character and their basic development mainly derive from each family having a decent and healthy home. Singapore as our neighbor and developed country, started to build their country with proper and good housing development and system for the locals. As a result, we can see the quality of their human development (SDM) in various socio-economic aspects. 3) Finding solutions for housing problems in Indonesia is not an easy task. With huge backlog, affordability issue and rising property prices, it would take years of good hardship and consistent efforts. Just on the backlog (about 13 million), it would take at least 15 years for the government to fill the gap. As such, a clear roadmap with realistic and appropriate planning and approach is an essential tool needed in the start of the process. #propertiindonesia #perumahan #prabowo #satgasperumahan

Indonesia is developing a new capital city, Ibu Kota Nusantara (IKN), as part of its 2045 economic strategy to promote inclusive growth. Accordingly, the Government is focusing on establishing economic hubs and relocating government offices over the next 10 years, followed by urban growth and positioning IKN as a leading Foreign Direct Investment (FDI) destination. To attract the necessary funding, the Government is and will be partnering with domestic and foreign investors, facilitated through Government Regulation No. 12 of 2023 (GR 12/2023). This regulation simplifies the process for obtaining business licenses and offers various incentives for investors in IKN, including foreign investors, such as exemptions from foreign ownership restrictions, tax benefits, and other advantages. These measures aim to create a supportive environment for foreign investors, though all business actors must first secure relevant licenses from the IKN Authority.
