Stepping back 10 years, the largest spec building in #RenoNevada ever developed at that time was 624,000 SF by Dermody Properties. Typically, anything larger would require a Build-to-Suit, taking 10-14 months. Northern Nevada emerged as the ideal West Coast location for a company, presenting the challenge of finding a quick solution north of 700,000 SF. As part of the Site Selection Team, we navigated these hurdles effectively, and a building was delivered in just 7 months, as pictured below with the help of Seefried Industrial Properties, Inc. and Alston Construction. Now, 10 years later, there are spec buildings on the drawing boards north of 1MSF to accommodate any company's timing for a modern bulk distribution or light manufacturing building. Still waiting to merge? The South Fulton CID (SFCID) is investing in almost half a mile of road improvements, better bridges, and new sidewalks at the SR 74/I-85 interchange. If you've taken I-85 north from Fairburn lately, you'll know: the traffic is piling up. With one of the largest southeastern logistics corridors right next door, the existing roads and sidewalks simply can't support all of South Fulton's commuters and visitors. That's why the South Fulton CID is bringing: - A partial clover leaf interchange (shown below), with loop ramps connecting drivers to I-85 North and South. - Additional lanes for SR 74 in both directions. - 5-foot sidewalks and 4-foot bicycle lanes on SR 74 in both directions. - An updated single bridge with 30-foot shoulders. Still in its final design, the project is scheduled to start construction this year!

Congrats to economic team at the City of Phoenix on leading the urban areas with new industrial space! Honorable mention goes to City of Savannah, City of Austin City of Dallas and City of Kansas City, MO It includes Lucid’s electric vehicle plant expansion in Casa Grande, distribution centers in Buckeye and Goodyear, and an industrial park bordered by Luke Air Force Base in Glendale. Because some space is being built without confirmed tenants, a slowdown in new construction is expected to continue until buildings fill up. The report by real estate listing service Commercial Search says construction starts in metro Phoenix were down 8% in June compared to January. As seen in the SFBJ: Prologis (NYSE: PLD) is planning a major expansion of its Palm Beach Logistics Center near West Palm Beach. The revised plan, to be reviewed on August 1 by the Palm Beach County Zoning Commission, proposes four warehouses totaling 505,135 square feet, along with 493 parking spaces and 132 loading spaces. The project, on land acquired from Duke Realty in 2022, will now span 29 acres. A traffic study indicates an increase of 778 daily vehicle trips. Prologis cites strong demand for industrial space in the region, with industrial vacancy rates at 6.9% and rising rents.
