We plan to print $1.1m out of thin air over the next 6 months with this ugly red building. Here's how: We're buying an RV park that has a 80x200' metal building. That holds ~50 boats and RVs. This building is used for the owner's other biz, which is being moved offsite It was originally built for boat and RV storage, so it already has roll up doors on each side + 2 keypads. This is almost as premium as boat and RV storage gets, we're just missing HVAC. Both the property and buildings are gated with tons of cameras and keypads. The property sits right on the highway between 2 lakes. 400k people live within 30 mins. We can fit more boats, but they command less per month, and vice versa for RVs. Our marginal cost of adding this service is almost $0, since we already have someone in the office all day, and it's self service. We have built-in customers living at the park and there are almost no competitors nearby. At 100% occupancy and $150 per space, it will add around $1m to the value of our RV park, and we're not even underwriting for this. It's just a cherry on top. RV Parks: Planning and Zoning Navigating the Exciting World of RV Park Development: As a passionate developer in the realm of real estate, I've recently embarked on one of my most exciting projects yet—developing an RV park. This venture involves assisting a client in purchasing land already zoned for campgrounds or RV parks. The Planning Phase: Our journey began with a crucial meeting with the Clark County planning and zoning department, which included representatives from public works, transportation, and the fire department. One significant absence, however, was the septic department, a reminder of the complexities involved in such developments. This experience underscored the importance of having an extended due diligence period. The Challenges of Government Regulations: Creating a comprehensive site plan is a prerequisite for moving forward. In our case, the lowest quote for a certified site plan from an engineer was $7,000. Such preliminary steps are vital, even though they can be costly and time-consuming. Additionally, we encountered various regulatory hurdles that seemed illogical at times, such as the requirement to build seemingly unnecessary sidewalks in rural areas. However, these are part of the code and must be addressed, sometimes through processes like variance applications, which can be as lengthy and complex as rezoning. Future Developments and Opportunities: Despite these challenges, there are exciting aspects to this project. The zoning board has approved the addition of a general store on a separate parcel adjacent to the RV park, which will enhance the convenience for visitors. Furthermore, while the roads within the park must be paved, they thankfully don’t require sidewalks, which simplifies construction. Beyond the Project: This project is just one aspect of my broader engagement in the real estate market, which includes diverse investments like self-storage, multifamily units, mobile home parks, and house flipping.
