One of the key priorities of the North East Housing Partnership is to invest in the energy efficiency of our homes, to reduce carbon emissions and save our customers money on their energy bills. Together, we’ve won over £80 million in funding from the Government’s Social Housing Decarbonisation Fund and as a region we’re leading the way on delivery of national programmes, with around one in four measures installed as part of the SHDF located in the North East. Additionally, we’ve committed millions of our own funds to retrofit properties, as we work towards bringing all our homes up to EPC C by 2030, and net zero by 2050. The partnership has already started discussions on how we can collaborate to achieve economies of scale, to procure in the most cost-effective way and leverage in more investment to help us deliver on the net zero challenge, which will require billions of investment over the next few decades. We could go further and faster by closely working with the new North East Mayor and the North East Mayoral Combined Authority and using the funding and powers in the devolution deal to kick on with our plans. 🏡 Warm Homes Social Housing Fund Wave 3: Key Facts ✔ 𝗢𝗯𝗷𝗲𝗰𝘁𝗶𝘃𝗲: To make social housing more energy efficient and reduce carbon emissions in line with the UK’s net-zero goals. 𝗙𝘂𝗻𝗱𝗶𝗻𝗴 𝗮𝘃𝗮𝗶𝗹𝗮𝗯𝗹𝗲: £1.25 billion is available to upgrade social housing stock with low EPC ratings. 𝗠𝗲𝗮𝘀𝘂𝗿𝗲𝘀: The program includes installations such as external wall insulation, loft insulation, energy-efficient doors, windows, and heat pumps, ensuring each property reaches at least EPC Band C by 2025. 𝗙𝗼𝗰𝘂𝘀: Fabric-first approach for long-term energy efficiency improvements. 𝗜𝗺𝗽𝗮𝗰𝘁: Estimated 140,000 homes will benefit from lower energy bills and improved EPC ratings. Great news for our clients at Next Energy! The Social Housing Decarbonisation Fund Wave 3 guidance is here, and it brings some significant updates from Wave 2.2. Here's a quick rundown of the key changes: Applicants can now access funding through two new routes: the Challenge Fund and Strategic Partnerships. The Challenge Fund is designed for most grant recipients and aims to award funding to all applications that meet the minimum standards. Strategic Partnerships are for a smaller number of experienced landlords with a proven track record and allow them more flexibility in delivering the project. The Wave 3 delivery window has been extended to September 2028. There is now a single cost cap of £7,500 per home for energy efficiency measures, which applies to all homes regardless of starting EPC band or wall type. There is a new optional low-carbon heating incentive of £20,000 per home for up to 10% of homes on the gas grid. EPC C+ homes can now be included in applications if low-carbon heating measures are being installed. Applications are limited to 10% of homes starting at or above EPC band C. What does investment in #CommunityEnergy look like? There are two ways that investment into Community Energy can be offered – as #Shares or as #Bonds. Shares are far more common. When you invest in #CommunityEnergy via Shares, you are investing in the Community Energy organisations and not into a project(s) – although the Share offer may refer to project(s) that the investment money will fund. By buying Shares in the Community Energy organisations you become a member, too, with a vote in how the organisation uses its money for community benefit. Most Community Energy organisations are Community Benefit Societies (CBSs, a form of Coop), with a one-member, one-vote structure (not a one-share, one-vote structure that for-profit companies have). Shares pay out interest, usually on an annual basis, up to the rate of return/interest rate stated in the Share offer (subject to the performance of the Community Energy organisation’s assets and never more than the up to interest rate). Shares in CBSs are “withdrawable” but not tradable and never increase in value – a £1 share remains a £1 share forever. Withdrawal of your investment money is subject to the agreement of the CBS and them having sufficient funds. We are seeing more examples of Share offers that include repayment of your investment over a period of time, reducing your Share holding over years to nothing.
