Meet the Mobilisation team at LRM Prime. We are a small but expertly dedicated team consisting of Jodie White as Director of New Business and Mobilisation, Anna Ross as Head of Mobilisation, Veronica Sorbello as Mobilisation Manager and Ashish Nandi as Acting Head of Mobilisation during maternity leave. Together, we make sure all LRM Prime projects kick off smoothly and efficiently by: - Preparing planning-related documentation to ensure compliance with regulatory requirements and project timelines. - Consulting on specific design aspects of the building, with a focus on operational efficiency. - Creating set-up and service charge budgets to ensure cost-effectiveness for our residents. - Recruiting and assembling the necessary teams to ultimately deliver exceptional service to our future residents. At the start of each new scheme, we coordinate by establishing a structured plan, defining roles and timelines, and holding regular meetings to ensure smooth progress. Each team member takes responsibility for specific tasks, and our consistent collaboration maintains a unified approach to every project. As we approach Practical Completion, the Property Manager begins working with us about two months prior, gradually taking on operational responsibilities along with the General Manager, who also starts two to three months before completion. Matthew Strotton, RAM's Executive Director and Head of Real Estate, shares an update on our recent acquisition at 20 Nellie Street Nundah with The Urban Developer. RAM has added approximately $18 million in value through planning and leasing, achieving a 68% occupancy prior to settlement on the $51.25 million site. "Work is underway, and contractors are on-site. All parties are working towards a proposed October 2024 opening, and things are progressing as planned," says Matthew. Matthew emphasises the complementary nature of RAM's broader risk mandate within its unlisted RAM Australia Healthcare Opportunity Strategy, which complements the ASX-listed RAM Essential Services Property Fund (REP). "Nundah has shown how we have broadened our development and deal origination capabilities through our healthcare opportunity strategy, which carries a broader risk mandate than our flagship vehicle, REP. This enhancement will offer REP a wider set of opportunities, thereby providing greater access to suitable assets within the RAM ecosystem that align with its mandate," Matthew concludes. My service line has radically shifted since joining Savills, where I have moved from doing the more reactive style Health Impact Assessment, to more proactive Health Intelligence and Healthy Urban Design Solutions to build health in. The range of health pathways you can explore and enhance are extensive, the health legacy is enduring, and the savings to the local authority and NHS for preventing, delaying and reducing the need for clinical intervention and social care is eyewatering. Just one example is how health and social care staff continue to struggle economically, with housing, with living and working conditions, and are increasingly leaving the sector. This risks the viability of frontline services critical to sustaining healthy, vibrant communities, and further increases the service cost, as demand outstrips supply. As planners, we cant do anything about public sector salary, but we can reduce overheads, improve working and living conditions and even help anchor critical care in communities through key worker homes. A horrible statistic is how only 1 out of 97 Local Authorities in London and the South East has housing that is affordable for a newly qualified nurse..! When exploring the housing mix, consider the inclusion of key worker homes.
