Let's start 2025 by looking back at 2024 and one deal in particular. A client approached us seeking refinancing for their Grade II listed property. They needed to repay an existing loan of £180,000. Here are the key details: The property was purchased in 2022 for £290,000 and required extensive renovation. At the time, the client was waiting for planning permission approval, which was experiencing significant delays. Additionally, the client had previously been declared bankrupt. Goldcrest Finance stepped in to help. After conducting an internal desktop valuation, we valued the property at £315,000, and offered the following solution: - A bridging loan of £180,000 - Interest rate: 1% per month - Arrangement fee: 2.5% We completed the loan quickly, which gave the client sufficient time to proceed with their original renovation plans. If you are a first-time investor in property, start small. Here is why: ✔️It will be easier to get lending. Larger properties are considered higher risk and you will have less financing options to choose from ✔️Larger property, usually means larger refurbs. If you don’t know what you are doing, learn on smaller projects with less risk and ambiguity. ✔️Larger properties, will need larger investments with bigger contingencies. If you are looking to refinance the property straight after the refurb, you option is to go for a 4 bed HMO.
